Job Description
Title: Director of Leasing Location: Greater Phoenix, AZ area
RED, a national commercial real estate owner/operator, is seeking a Director of Leasing for its Class A office portfolio. This person should be motivated, hardworking but also approachable and polished. The person will be responsible for office leasing on all AZ development projects.

- Possess excellent written and verbal communication skills Position Summary: Responsible for all leasing activities from prospecting new clients through negotiation and lease execution. Analyzes and qualifies Tenant’s financial strength, operational use and experience to determine Tenant’s ability to fulfill all lease obligations. Evaluates and identifies property’s leasing opportunities to maximize revenue. Job Duties:

- Assures assigned properties are well leased and occupied.
- Stays abreast of new concepts for Office and prospects to bring them into company portfolio.
- Assists in setting the property’s annual leasing budget.
- Identifies appropriate Tenants for the Building(s), analyzes sales and occupancy by use to prepare Letters of Intent at or above market rents.
- Networks with external leasing representatives for comp surveys.
- Negotiates all business terms of Letter of Intent staying within Company’s and property’s routine guidelines and concessions.
- Maintains Tenant contact database.
- Produces professional and relevant leasing reports as required.
- Travel as necessary to attend conventions, meetings and conduct site tours.
- Manages each deal through lease execution to move-in.
- Maintains knowledge of trade area and market trends.
- Anticipates upcoming leasing opportunities so as to avoid vacancies.
- Provides relevant information to executives to maximize the company’s leasing objectives.
- Maximizes occupancy and income for the property.
- Complete and full understanding of the company’s leasing objectives
- Knowledge of industry trends and matches property’s long-term vision, adjust as needed.

- Has an intuitive strength for anticipating tenants’ viability and likelihood of closing a deal.
- Negotiates major tenant and/or package deals as assigned for Company. Minimum Qualifications / Other Expectations:

- Required: Minimum of 3 - 5 years of relevant experience
- Preferred: Arizona Real Estate License
- Required: Bachelor’s degree (BS or BA)
- Professional demeanor with excellent presentation and communication skills (Oral and written)
- Preferred: network of contacts, regional and local tenants, brokers Education/Experience:
