Summary: Building Manager is responsible for keeping their buildings at the highest level of cleanliness and mechanical readiness by performing the following duties:

• Performs routine HVAC, electrical, mechanical, plumbing, carpentry, painting-finishing, and maintenance on facilities, equipment, grounds, parking areas, sidewalks, etc
• Services HVAC equipment through preventative maintenance schedules and maintenance cycles
• Troubleshoots, provides maintenance, and repairs plumbing systems per local codes
• Maintains knowledge of all systems and equipment in building
• Handles all service calls within a timely manner, and to the satisfaction of the tenant
• Ensures a clean and safe environment for the residents, staff members, and visitors in all areas of the community
• Escorts Vendors, contractors and other visitors on premises
• Supervises all outside contractors and if necessary terminates services and finds a replacement
• Inspects work of contracted cleaning company
• Serves as back-up to security staff and responds accordingly performing necessary rounds and completing reports as needed
• Visits tenants and submits building walkthrough report every month
• Communicates with office manager to stock the office with day to day supplies and informs supervisor of supply and/or equipment needs
• Makes efficient use of all available resources
