Job Description
EDUCATION AND EXPERIENCE:
- Bachelor’s degree in Finance, Real Estate, or a related field
- MBA a plus but not required
- 5-7 years Development experience preferably with a variety of product types
- 2-3 years Asset Management experience preferred
- Public private Partnership experience a plus
- Mixed-use, higher education, and affordable housing experience
- Demonstrated proficiency with Microsoft Office products
- Understanding of HUD, Fannie, and Freddie guaranteed loan programs
- Knowledgeable about RAD, LIHTC, and other affordable and workforce housing programs
SKILLS AND ABILITIES:
- Excellent verbal, written and interpersonal communication skills
- Must exhibit strong creative/strategic thinking skills
- Demonstrated history of financial underwriting, modeling and reporting experience required
- Strong quantitative background and understanding of real estate deal capitalization
- Strong professional written and verbal communication skills required
- Ability to work independently, present recommendations and interact with Executive management in the decision-making process
- Keen attention to detail with ability to prioritize, organize and manage multiple deadlines
- Self-starter with positive attitude and strong work ethic
RESPONSIBILITIES:
Primarily responsible for leading the day-to-day execution of the firm’s real estate development pipeline, which includes tasks ranging from feasibility, financial underwriting, financial modeling and analysis, preparation of approval packages, and general transaction management.
- Leads real estate consulting and development activities
- Conducts financial analysis, including the creation of detailed pro-forma and financial models including mixed-use projects with a variety of asset types and multiple debt and equity sources
- Provides support consistent with all aspects of determining project feasibility
- Conducts analyses to address complex financial issues and determine financial deal viability
- Willingness to learn, demonstrate, and apply better methods of analyzing real estate transactions
- Develops vendor selection criteria and evaluates bid submissions using same criteria
- Assists with the design, implementation expansion and continuous improvement of portfolio management
- Contributes to pipeline development, prepares written response to various request for proposals
- Develops and delivers presentations for pipeline real estate projects to executive staff, board members, city officials, and the general public
- Manages the preparation of application materials for various financing sources as well as U.S. Department of Housing and Urban Development (HUD) approvals for development projects
- Actively engaging with owners, brokers, equity partners, lenders, and attorneys as appropriate
- Occasional travel is required
