JOB PURPOSE/SUMMARY:

The function of the Acquisitions & Dispositions Department is to manage the company’s asset sales and acquisitions. The Acquisitions & Dispositions Department conducts market analysis, feasibility analysis, and due diligence on potential property purchases or sales. The department is also responsible for property site selection.


The VP of Acquisitions & Dispositions position is responsible for effectively reviewing investment and development deals, negotiating purchases and sale agreements, managing financial analysis, and leading due diligence in a division or region. This position acts as the single point of responsibility for successfully identifying, negotiating and acquiring high quality locations and investments.


This position contributes to the accomplishment of the company’s acquisitions and dispositions strategy and goal achievement and objective that will provide an employee-oriented, high performance culture that emphasizes empowerment, absolute accountability, quality, productivity and standards, and Objective and Key Results (OKR’s) attainment, and the recruitment and ongoing development of a superior workforce in accordance to the Company’s Manifesto and Culture Deck.


ESSENTIAL DUTIES and RESPONSIBILITIES:

  • Manage a division or region within their department.
  • Creates Objective & Key Results (OKRs) for their division or region.
  • Responsible for carrying out the goals set by the Top-Level/Executive Management team by setting goals for their division and help motivate and assist Mid-Level Managers to achieve the company objectives.
  • Focused on current implementation of company initiatives.
  • Focused on formulating the company’s division agenda.
  • Responsible for examining & evaluating the company’s process.
  • Responsible for solving problems such as, where are the shortfalls and bottlenecks, what’s working and what’s failing.
  • Create and update schedules and budget for the division or region within their department.
  • Act as the single point of responsibility for successfully identifying, negotiating and acquiring high quality locations and investments for purchases and sales within their region.
  • Review investment and development opportunities, negotiate purchase & sale agreements, manage financial analysis, and lead due diligence.
  • Responsible for performance of the asset from first month of operation against budget.
  • Prepare pro forma analysis for investment decision.
  • Negotiate and manage purchases and sales contracts.
  • Oversee and ensure all closings are completed on time for the division or region.
  • Oversee all due diligence for acquisitions are complete for the division or region within the timeframe listed in the contract.
  • Review and authorize all due diligence information made available to investment brokers and third party buyers/sellers.
  • Select investment brokers to provide sale or purchase services. Review and approve any offering memorandum or other materials brokers will share on our company or properties.
  • Other duties as assigned.

Requirements

 

MINIMUM QUALIFICATIONS

Education Bachelor's Degree or equivalent

Experience and/or Training

  • Minimum of five-ten plus years hands-on, direct experience in real estate site selection, acquisition, disposition, development, construction, leasing, management, financing, and sales.
  • Experienced and skilled in market underwriting.
  • Excellent client-service and negotiation skills.
  • Demonstrated success in building consensus among constituencies with conflicting goals.
  • Highly motivated individual who can work with considerable independence.
  • Strong commitment to a team-oriented approach.
  • Strong written detail and organization to effectively communicate with the Management Team
  • Willingness to travel as needed.

Technology/Equipment Proficiency in Microsoft Office including Word, Excel, and Outlook.
