Responsibilities

As an Associate with Hines, you will have the opportunity to be a self-starter to join the Hines New York Office on the asset management team to oversee a portfolio of six million SF of office and have exposure to senior leadership on investments and development opportunities. Responsibilities include, but are not limited to:

 

  • Strategy

    • Prepare annual business plans and drive implementation to maximize value.

    • Develop asset strategies, including leasing and capital budgets, and returns projections.

    • Run regular hold/sell, lease, and incremental capital analysis to inform investment decisions.

    • Provide assistance on regional operational initiative aimed at driving new leasing and tenant retention.

    • Participate in the management of redevelopment projects including feasibility analysis, entitlement processes, financing, design, contracting, and construction management.

  • Partnerships & Reporting

    • Support Director and Managing Director in presenting business plans internally and to clients, providing quarterly reports, and regular leasing updates.

    • Work with legal and accounting teams to ensure compliance with internal audit, lender and investor/partnership obligations.

    • Work with accounting team to prepare quarterly reports.

    • Update building valuations based on performance and projections.

  • Leasing

    • Manage third-party leasing brokers to achieve business plan goals and ensure deal quality.

    • Run analysis of prospective deals to help determine acceptable deal terms.

    • Coordinate and review proposals and provide lease comments to legal.

    • Working with brokerage team, gather leasing market data, compiling summary reports.

  • Capital

    • Lead budgeting and programming phase of leasing-driven renovation and spec suite projects.

    • Work closely with design and construction teams after programming to achieve schedule and budget targets.

  • Debt & Capital Markets

    • Support investment team on debt financing transactions, as well as due diligence for acquisitions and dispositions.

    • Oversee quarterly and annual appraisals as required.

    • Collaborate with internal investments, accounting, operations, design, construction, and development departments.
      Qualifications

      Minimum Requirements include:

       

      • Bachelor's degree in finance, real estate, or related field from an accredited institution. Master's degree preferred.

      • Three or more years related experience in real estate, office sector expertise preferred.
      • Proficiency in Microsoft Office software with advanced Excel, Word and PowerPoint skills.
      • Strong proficiency in Argus Enterprise or Argus DCF real estate modeling software required.
