Director – Real Estate Development is an experienced commercial real estate professional. The position requires extensive experience with the full range of commercial office development activities.

 

What you’ll do:

  • Represent Skanska and act as a good example, both internally and externally, in accordance with the values, ethical guidelines and management systems.
  • Work with a passionate and synergistic local team, in establishing and executing a joint vision and strategy for the successful execution of development projects.
  • Full profit and loss responsibility and risk management for a project from acquisition to fulfillment of project execution thru disposition of the asset.
  • Have the capacity and leadership skills to manage and develop direct reports in multiple projects such as Manager/Associate.
  • Be proactive, manage and developing an extensive network of contacts needed within the local real estate market to achieve success in the business strategy.
  • Active participation or independent leader on pursuits, assessment and acquisition of development sites and properties.
  • Be the project representative for the project in coordination with external parties including consultants, civic and governmental authorities and public stakeholders.
  • Set up and manage a development project team from conceptual design through project execution, including but not limited to governmental entitlements, zoning, design, permitting, pre-construction and construction activities, property management activities and disposition.
  • Manage and develop internal resources connected to the project such as Manager – Development and/or Development Associate/Assistant
  • ,Co-manage marketing and leasing projects with external landlord representative brokers. Requires extensive contacts with representatives from the local broker community.
  • Participate with knowledge and input for operational and strategic decisions on the local market in line with CDUS business plan and the local market vision/strategy.
  • Collaborate with other Skanska units in the local market, looking for synergistic opportunities to work together.
  • Engage and collaborate with other CDUS units to leverage the performance of the business unit.
  • Engage and collaborate with CDUS central functions team including legal, marketing, HR, communications, innovation, safety, finance, capital markets, etc.

  • Documented experience in the commercial investment and development process including:
  • Extensive experience in leasing, entitlements, and construction management preferred.
  • Land acquisition and sourcing
  • Feasibility studies
  • Entitlements, title, survey, planning and zoning
  • Project valuation and finance
  • Management and oversight of the design.
  • Participation and support of leasing, marketing, and public relations efforts
  • Strong knowledge of cost control, real estate funding and project reporting.
  • Good connections in the local commercial real estate market including investor and broker community.
  • Knowledge of sustainable building concepts (e.g. ILFI.org,  LEED® etc.)
  • Bachelor’s Degree, minimum, MBA or Master’s Degree in related fields preferred
  • 10+ years of relevant real estate experience.
  • Other Education or certificate in real estate
  • LEED or other green building certifications preferred.
