Development and Construction Project Manager

Job Description

Zenith IOS, a leading national industrial outdoor storage platform, is seeking a highly motivated Development & Construction Project Manager to oversee the implementation on all portfolio capital projects, from land due diligence and entitlement through planning and construction. The ideal candidate is professional, innovation-minded, collaborative and creative, and has a track record of successfully delivering high-quality projects timely and within budget.

The Role

The Development and Construction Project Manager is responsible for oversight of assigned construction projects on a rapidly growing national portfolio.  Works closely with Zenith’s Investment and Asset Management teams and Company principals to advance Zenith’s core mission. Responsible for all design and construction operations including overall budgeting, cost control, schedules, construction techniques, value engineering, risk management, design management, conflict resolution, and management of third parties for the assigned projects.

Responsibilities

Provide and coordinate conceptual and pre-construction estimating for all aspects of development, as well as Contract Administration during construction and close out.

Lead jurisdictional approval processes from acquisition, project permitting and project close out. Interface and develop working relationships with various public agencies.

Evaluate, manage and oversee capital projects, from design through final project completion. Assess, hire, and contract design professionals and consultants to project results, budgets, and schedules.

Create and execute internal project schedules to manage internal and external milestones, commitments, deadlines, etc.

Bring best-in-class design, review, and value engineering leadership and judgment to all projects. Identify and communicate opportunities and challenges that impact financial results and pursue cost effective alternatives to improve financial performance while adhering to brand standards.

Organize and provide accurate and timely reporting on project status, budget, and schedule to fully inform the Zenith Investments, Asset Management and Finance Teams, as well as JV partners and lenders.

Research design and construction innovations and value engineering opportunities that will improve and future-proof Zenith’s portfolio without compromising functionality or life cycle costs.

Working Conditions

The Project Manager will work in the Zenith corporate offices in Dumbo, Brooklyn. The position may require travel up to 50% of the time based on organizational/business/project needs. Ability to work remote as needed.

Your Experience

Bachelor’s Degree in Civil Engineering, Architecture, Construction Management, Engineering, Real Estate, or Business and a minimum of years (5) years of progressive experience in construction and project management, preferably with industrial and/or commercial properties

Consistent track record to lead and run internal and external project teams and 3^rd party service providers.

Experience in project estimating, budget management, and scheduling.

Self-motivated and ability to multi-task, prioritize and resolve sophisticated issues.

Software Proficiencies – Intermediate to advanced experience in Microsoft Project, Word, Excel, CAD and PowerPoint. Additionally, familiarity with Yardi, punch list software (e.g.: Latista, Vela, etc.), and construction management software (e.g.: Procore, Prolog) is preferred
