We are seeking an Acquisitions Associate professional for Arch Companies’ Investment Team. The Acquisitions Associate will assist in evaluating new multi-family and commercial real estate assets acquisitions in various stages of development and operations. The position will be based in our New York City offices.
Principal Duties and Responsibilities
- Execute on new transactions, including underwriting, due diligence, and closing execution
- Develop and maintain relationships with local brokers, lenders, partners, etc.
- Ensure transaction execution, including tracking closing checklist / diligence deliverables and business review of legal documents
- Underwrite new investments, including conducting market research, generating comps analysis and tracking due diligence for new acquisitions
- Create financial models using Excel to project cash flows, investment returns, generate asset valuations, analyze risk and evaluate various financial structures to analyze new acquisitions
- Analyze debt options for new acquisitions
- Site visits and market tours for potential acquisitions
- Contribute to presentations and reports for investment committee
- Create of offering memorandums to source capital for new investments
- Various other acquisitions and portfolio related tasks, as directed by management
Experience, Skills and Abilities Required
- 3 - 5 years prior real estate underwriting and transaction experience, garden style multi-family a plus
- Proficient in modeling dynamic property cash flows, levered cash flows, and waterfalls in excel
- Strong familiarity with real estate legal documents (loan documents, commercial leases and joint ventures)
- MBA strongly preferred
- Minimum Bachelor’s degree in business, finance, economics, accounting, real estate or other similar fields
- Proficient in Microsoft Excel, PowerPoint and Word
- Strong organizational and deadline management skills
- Analytical, detail-oriented, and able to comfortably multi-task
- Intelligent and practical approach to problem solving, comfortable with ambiguity, open-ended tasks, and an entrepreneurial atmosphere
- Self-starter, dedicated and professional demeanor capable of thriving in an intense, high-energy, transaction-driven environment
- Excellent oral and written communication skills
- Ability to build and contribute to a team environment
