JOB PROFILE – ASSET MANAGER
The Asset Manager will be responsible for the financial performance and business plan execution for the office, retail, parking, and multifamily assets owned by MarketStreet. The Asset Manager will oversee all facets of property operations, manage tenant relationships, and strive to maximize asset value. This position will interact extensively with property management, leasing brokers, outside vendors, and MarketStreet team members to effectively execute their role.
RESPONSIBILITIES
- Manage external office and retail Property Managers on all areas of property management, including managing physical assets, support services, fiscal management, detailed annual budgets, risk management, safety/security, and parking.
- Conduct regular site visits for verification and accountability of third-party property management.
- Manage all contracted vendors, including RFP/bid process and contract management.
- Identify and implement portfolio and asset specific capital needs and improvements as well as opportunities for improved performance and NOI.
- Manage office leasing process with external broker from LOI through to lease execution; oversee tenant buildout and manage tenant relations, retention, and renewals. Collaborate with Marketing Manager with retail leasing efforts and tenant buildout oversight.
- Collaborate with marketing and leasing teams to maintain a competitive position in the marketplace and effectively position the properties to achieve leasing, NOI, and occupancy goals.
- Maintain a thorough understanding of real estate principles and best practices, local market dynamics, competitive pricing, market supply, innovative technologies, and other market trends to proactively manage the assets.
- Develop tools to manage financial position of assets including ongoing reporting system for property statuses, inclusive of capital projects, operational issues, tenant concerns, and financial status for Senior Management.
- Assist in loan and debt reporting requirements and monthly reports to lenders.
- Collaborate with the investment and acquisitions teams on due diligence and underwriting of potential acquisitions and review all underwriting of new acquisitions prior to final bid.
- Develop post-acquisition activities, including hiring third-party management firm(s).
- Lead disposition transactions and sales, ensuring all key stakeholders are involved and aligned and all disposition activities are completed as needed.
- Manage special projects as needed.

- Ability to manage complex projects with multiple team members.
- Ability to prioritize and meet deadlines.
- High level of proficiency with Microsoft Office software, specifically Excel, Word, and Outlook.
- 2+ years of commercial and mixed-use real estate work experience preferred.
