Job Description
We are seeking a Senior Associate to lead and handle a multi-market logistics portfolio across core, core plus and value investment strategies located in our West region of the United States. The Senior Associate, reporting to the West Regional Asset Manager and working with various analysts, will be responsible for improving asset value through optimizing occupancy, revenue generation, expense reduction, and other value-add initiatives.
About the role
Build and implement annual budgets and business plans of the assigned assets in accordance with the different portfolio strategies (assets are owned by various CBRE IM funds and separate accounts). Furthermore, provide input and analysis to Portfolio Management on key decisions and hold/sell analyses.
Lead marketing and leasing strategies by ensuring vacancies are in "move-in" ready condition and work with third-party brokerage partners by responding to LOIs and negotiating leases.
Supervise third-party property managers, project managers and tax consultants, including the review of operating expenses and completion of capital expenditure plans.
Responsible for-in concert with property managers, accountants and analysts-financial reporting and variance analysis on an ad hoc, monthly, quarterly, and annual basis.
Collaborate with the deployment team to analyze new acquisitions and developments to ensure that underwriting is consistent with market conditions. Furthermore, coordinate between operations and deployment from initial underwriting to closing to ensure a seamless transaction.
Provide support for appraisals, financings and dispositions.

What you'll need
Bachelor's degree in Real Estate, Accounting, Finance, Economics or related field preferred.
Minimum of six years previous related experience preferred; or other equivalent combination of education and experience.
Self-starter with ability to lead multiple tasks while still meeting deadlines.
Comprehend, analyze, interpret, and build real estate documents including, but not limited to, LOIs and leases.
Proven understanding of asset and property management, leasing, brokerage, marketing, financial reporting and financial concepts such as net present values and internal rates of return.
Negotiate leases while maintaining strong client relations. Additionally, optimally respond to sensitive issues and sophisticated inquiries.
Present information optimally to other employees, senior management, and client groups in private and public settings.
Proficiency in Argus and Excel and the ability to quickly learn other proprietary and third-party reporting and data management platforms.
Travel 25% of the time, including overnight.

CBRE Investment Management carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Sr. Associate of Asset Management position is $150,000 annually and the maximum salary for the position is $180,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates may also be eligible for a discretionary bonus based on IM's applicable benefit program.
