About the role:
As part of the CBRE Corporate Real Estate function and reporting to the Global Head of Real Estate, the purpose of this Director level position is to lead a staff responsible for delivering individual, multi-disciplined real estate office projects, with direct accountability from inception to delivery. Key focus areas on delivery include scope, budget, schedule, and quality on varying critical projects.
What you'll do:
- Direct all phases of construction delivery of Workplace360 program, including procurement/contracting, initiation, planning, execution, monitoring, controlling and closeout phases of the project. Coordinate a mix of direct and matrix reports, both internal and external.
- Responsible for quality and financial performance of project, including partners- budgeting, results, forecasting and reporting. Responsible for billing, expense monitoring and control, staffing (including allocation, if applicable) and full P&L to EBITDA before all allocations.
- Identify project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks for client and company. Drive the Workplace 360 program across projects/portfolio.
- Interact regularly with internal client(s) to ensure that goals and objectives are established and achieved. Develop and implement plans to correct variances. Anticipate and respond to the client's needs and concerns.
- Lead project management staff and ensure staff understanding and implementation of operations, policies, and procedures. Formally supervise individual employees and/or subordinate supervisors. Responsible for identifying tracking performance, coaching, training needs, and motivating work group.
- Support the company ESG and sustainability initiatives with focus on growing the carbon modeling program and sustainability focus to more regions and building types. Directly impact on buildings, new technologies to support reduction in carbon footprint of the buildings, new ways to model carbon and cost impact of the strategies etc.
- Exhibit a complete understanding of corporate governance policies and procedures and ensure adherence within work group. Errors in judgment may cause long-term impact to line of business and/or overall company.
- Responsible for accurate and timely contract procurement - settle, execution, administration, and closeout of contracts. These to include company agreements, client/vendor agreements, company/vendor and supplier agreements.
- Participate in civic and trade organizations. Conduct and maintain relationships with industry and trade associates, vendors, and professional organizations (ex: furniture vendors, IT, etc.). Prepare reports as needed during life of project.
- Approve subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Recommend same for reports to next level management for review and approval. Train, development, coach, mentor, measure, evaluate, and reward performance and retention. Model behaviors that are consistent with CBRE values.
What you'll need:
- Bachelor's degree with minimum 12 years related experience. Prior experience in a supervisory position required, ESG knowledge heavily preferred.
- Ability to influence and negotiate effectively with key employees, management, and client groups to take desired action. Skill to present effectively and persuasively.
- Ability to comprehend, analyze, and interpret sophisticated design and constriction documents and respond reliably to the most sensitive issues.
- Requires in-depth knowledge of financial terms and principles.
- Tried experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

Colorado Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Director, Head of Design & Construction is 165,000 annually and the maximum salary for the position is 175,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
