Job Overview: We are currently seeking a highly motivated and experienced Development Manager to join our dynamic team. This role will be responsible for the design, planning, and execution of development projects for our shopping centers. LBX has several projects that are currently underway and/or about to begin, and this role requires being comfortable organizing and digesting large amounts of information across multiple properties and projects.

Responsibilities:

  1. Lead the planning, design, and execution of development projects for our shopping centers to enhance their value, functionality, and appeal.
  2. Managing the planning, design, bid/award, and construction process to ensure that projects conform to quality standards, and are on time, and within budget.
  3. Work closely with leasing, operations, and finance departments to ensure a cohesive strategy for asset enhancement.
  4. Foster relationships with tenants, local officials, contractors, architects, and other stakeholders to ensure project execution.
  5. Manage and clearly communicate expectations to vendors, contractors, and consultants to guide their efforts.
  6. Monitor project budgets and timelines to ensure efficient and cost-effective completion.
  7. Oversee the performance of existing shopping center assets and identify areas for improvement or renovation.
  8. Stay informed of the latest trends in retail and shopping center design to incorporate innovative ideas into our projects.
  9. Thoroughly review civil, architectural, and interior design plans to drive quality and cost effectiveness.
  10. Provide/coordinate construction cost estimates and coordinate feasibility work related to site investigation, including ordering environmental reports, surveys, capital needs assessments, and soils reports.
  11. Evaluates and provides a recommendation for all change orders during construction phase.

Qualifications:

  1. Bachelor’s degree in Business, Real Estate, Construction Management, Engineering or related field. Master's degree or MBA preferred.
  2. Minimum of 5 years of experience in real estate development, preferably in retail and/or shopping center environments.
  3. Proven track record of managing and delivering complex development projects on time and within budget.
  4. In-depth knowledge of retail market dynamics, construction processes, and real estate regulations.
  5. Excellent negotiation, communication, and leadership skills.
  6. Strong analytical skills and proficiency in financial modeling and project management software.
  7. Ability to travel to various site locations as needed.
