Role Overview:
Reports to: Senior Director Portfolio Management
As a Portfolio Management Associate, you will support senior management in the development, analysis, and management of the capital structures of our funds and the overall company. A solid foundation in finance and real estate investment principles, as well as legal and organizational structuring techniques and strategies, is essential for success in this role. While an understanding of law and tax matters is not required upon hire, you will be expected to develop this knowledge over time.
Working directly with the CEO, Managing Director of Capital Markets, and Senior Director of Portfolio Management, you will play a crucial role in various aspects of portfolio management including fund analysis, financial modeling, and investor relations.
Key Responsibilities:
- Work directly with the CEO, Managing Director of Capital Markets, and Senior Director of Portfolio Management
- Develop and maintain comprehensive fund models, and evaluate fund-level and investor-level performance
- Calculate investment and fund-level waterfalls and metrics for informed decision-making
- Manage fund cash balances, short-term borrowings, and quarterly distribution process
- Support internal reporting and capital raising teams in addressing requests and inquiries from limited partners, investors, and senior management
- Assist in analyzing Security Properties' balance sheet and corporate strategy
- Coordinate, review and/or draft offering documents, financial models, and entity agreements
- Coordinate data for corporate presentations
- Maintain corporate records including schedule of real estate owned, portfolio transaction activity and investment performance and returns
- Develop new analysis tools and financial models when required for special projects
- Work with and develop relationships with Asset Management and Property Management teams to understand asset operations and their impact on fund performance
Qualifications and Experience:
- Bachelor's degree in Finance, Real Estate, Economics, or a related field; an advanced degree (e.g., MBA, MRE) is preferred
- Advanced Excel modeling skills and experience in creating waterfall models
- At least 4 years of relevant experience (or 2 years with a Masters) in commercial real estate finance, private equity, or capital markets, with a proven track record in underwriting and financial modeling
- Familiarity with basic accounting principles (P&L statement, balance sheet, etc.)
- Ability to effectively communicate complex financial transactions in an easily understandable manner
- Strong analytical and problem-solving skills, with a keen attention to detail
- Excellent written and verbal communication skills, with the ability to present information clearly to both technical and non-technical audiences
- Proven ability to manage multiple projects and priorities in a fast-paced, deadline-driven environment
- Knowledge of current industry trends and market dynamics, as well as a willingness to engage in continuous learning and professional development opportunities
