Job Description
Cain International is seeking an Asset Management Associate to join the US Debt team in New York. This candidate will be an integral part of the team, involved in all aspects of loan management, servicing and on-going portfolio oversite, in addition to coordination and involvement with key investor relationships. Asset management is central to the success of Cain International’s investment strategy, and as such this is a dynamic role that will work closely with all members of the team on a variety of critical issues. Cain International’s debt platform was launched in 2014 to provide thoughtful and bespoke capital solutions across the real estate debt markets. With significant capital backing and a track record of over $5bn of capital deployed between the US and Europe, the platform is seeking to continue its significant growth in the US. The platform focuses on construction loans, transitional loans, and restructurings throughout the capital stack on a senior secured, mezzanine or structured equity basis. The platform seeks to pursue high-value, high-conviction opportunities with a strong thesis and clear relative-value.
Responsibilities:
- Contribute to all aspects of asset management and servicing of a large and diverse commercial real estate loan portfolio.
- Evaluate construction loan draw requisitions and assist in the coordination of funding functions with capital partners.
- Manage and evaluate Sponsor requests for escrow, capital expenditures, tenant improvements, leasing costs and other operating reserves.
- Work collaboratively with Borrower management teams to effectively understand, communicate, and facilitate the execution of each Borrower’s business plan.
- Participate in a hands-on proactive global portfolio management strategy.
- Evaluate and track progress towards key milestones and other deliverables required under loan documents such as project status updates, leasing activity reports, asset level reporting.
- Track and review Guarantor and Borrower annual and quarterly financial statements to assess the financial strength of Sponsors and ensure covenant compliance.
- Oversight of internal monthly interest billing process including production, distribution, and investor communication.
Qualifications:
- Minimum Education: Bachelor’s Degree with a major in real estate, economics, or finance preferred.
- Ideally 3-5 years’ of commercial real estate or finance experience with an investment firm, REIT, brokerage, bank, real estate advisor, or investment company.
- Excellent real estate financial modeling skills, specifically proficiency in Microsoft Excel, Word, and PowerPoint.
- Real estate asset management and/or underwriting experience with particular focus on construction and value-add loans.
- Superior writing, presentation, and communication skills. Creative problem solving.
- Self-motivated, organized, proactive, and detail-oriented individual with a commitment to providing a high-quality work product.
- Ability to work effectively in a collegial, fast moving, dynamic environment.
- Strong work ethic with the ability to meet deadlines with excellent communication skills.
