LBA Realty | LBA Logistics is a full-service real estate investment and management company with a diverse portfolio of industrial and office properties in major markets throughout the U.S. including California, Colorado, Washington, Arizona, Texas, Illinois, and New Jersey.  We are a privately held company that was founded in 1991 and are comprised of 250 team members. LBA Realty consists of several real estate investment funds and joint venture partnerships with multiple investors including sovereign wealth funds, endowments, foundations, pension funds, and high-net-worth individuals.

 

 

About the role

 

  • Facilitate the management of existing assets including updating Argus cash flow projections, lease review, financial review, rent roll review, review of budgets, and updating of annual business plans and valuations
  • Collaborate with Operations, Capital Markets, Due Diligence, Accounting, Construction, Portfolio and Leasing teams
  • Analyze, review, and interpret real estate source documents, including operating statements, rent rolls, budgets, loan documents, leases, and other due diligence material
  • Assist in the preparation of the annual business plans while working closely with other internal teams
  • Prepare, edit, and review Argus and Excel models at the asset and portfolio level
  • Research potential tenants, perform credit analysis, model lease scenarios and draft approval memos
  • Evaluate account receivables and make recommendations on the credit health of the tenants in the portfolio
  • Track operating variances vs thresholds and reporting to the proper stakeholders
  • Perform quarterly valuations using the Income and Sales Approach. Make recommendations to the Portfolio team.
  • Conduct market research and assist in determining and maintaining market leasing assumptions
  • Assist in evaluating new industrial and office acquisition opportunities
  • Participate in all facets of the acquisition process, including the creation and upkeep of acquisition models, preparing investment committee memos, analyzing operating expenses and capital, pulling and populating comparables, researching markets and inputting debt and leasing assumptions
  • Work with the Capital Markets team on new and existing debt implementation strategies within the portfolio. Model in Excel different debt scenarios

 

What we are looking for in a candidate 

  • Bachelor’s Degree required with concentration in finance/accounting/real estate
  • Minimum of 2 years’ experience in related commercial real estate role
  • Advanced Microsoft Excel skills and Argus Enterprise experience required
  • Ability to use Costar and other market research platforms preferred
  • Ability and willingness to be a team player. Must be able to work independently and collaborate with both the transaction and property teams in the region
