Resident Manager

Job Description

We are seeking a live-in Resident Manager for an apartment building in Downtown Santa Monica. The key responsibilities of the Resident Manager will be to lease apartment units at the property and serve as the main point of contact for tenants. This position requires a professional who is a self-starter, motivated, energetic, organized and can work independently to meet goals as required. The ideal candidate needs to have excellent communication skills and must be able to follow through and complete duties in a timely manner.

Responsibilities and Duties

Live on-site

Communicate and interact with tenants in a professional manner and respond to their requests in a timely manner

Collect monthly rent payments from tenants

Coordinate with Property Manager all work order and maintenance repair requests

Ensure vacant units are 100% market ready

Coordinate with leasing agent to respond to prospective tenant inquires and conduct tours of vacant units with prospective tenants

Negotiate and draft new residential leases and lease renewals

Review property invoices and ensure timely payment

Assist Property Manager with the preparation of the annual budget

Enforce property rules and regulations

Report to company Asset Managers and Principals

Some weekend and after-hours availability

Preferred Qualifications and Skills

Experience in leasing and marketing multifamily properties via online portals, such as Apartments.com, Craigslist, etc.

Familiarity with residential contracts and leases

Familiarity with governmental rules and regulations regarding residential properties
