The Asset Manager will drive execution of the plans through a cross functional team that includes development, acquisitions, accounting/finance (asset level), property management and HR/Admin/IT. What You'll Do
- At the operational level, the Asset Manager will have responsibility for revenue growth/management (as driven by rent, occupancy and resident retention) and expense control.
- Responsible for devising and driving property-level strategies related to the above based on an understanding of market comps, prevailing rental rates, managing expenses and balancing those with ownership's investment goals for the assets.
- Work closely with Development Team on all aspects of new projects, including unit finishes, unit mix, amenity spaces, and financial pro forma.
- Work closely with Acquisitions Team during underwriting, due diligence and business plan development for new acquisitions.
- Oversee financial and capital budgets and (through capital team) ensuring that projects are executed timely and in accordance with the business plan.
- Indirectly provide guidance and leadership to regional and on-site property management staff, revenue management, capital projects teams and regional maintenance teams to ensure that operational and financial goals are achieved.
- Provide on-going analysis of property-level initiatives to ensure that ROI and NOI targets are met.
- Review, monitor, and report to senior management on the performance of a portfolio of multifamily assets against budget and investment proforma by analyzing monthly financial statements, leasing reports, market data, and various operating reports.
- Prepare reports for investment principals, debt and equity partners.
- Monitor investment performance and returns; forecast asset performance relative to debt/equity hurdles as well as underwritten return parameters.
- Gather, compile, and analyze market, economic and capital trends as well as other factors impacting portfolio and asset performance.
- Monitor the progress of capital projects to ensure that projects are occurring on-time and within budget.
- Determine effectiveness of revenue-enhancing and expense-containing initiatives at the property and portfolio levels.
- Keep abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs, research and/or subscribing to internet or other professional publications and utilizing other appropriate methods to obtain business and professional information.
- Asset Managers work in an office environment but conduct physical inspections of both the interior and exterior of apartment communities on a regular basis.
Requirements:
What You'll Need
- Bachelor's degree in real estate, finance, business or related field.
- 3+ years experience in asset management or real estate analytics
- Experience preparing, reviewing and approving budgets; understanding of generally accepted accounting principles (GAAP) to analyze financial information, and prepare monthly financial reports for internal and external stakeholders.
- Willingness and ability to travel up to 25% to participate in meetings, make onsite visits and perform site tours.
- Prepare and explain financial data to business leaders and managers, team members, clients, investors, executives, and other business contacts.
- Demonstrated high level of proficiency in Excel.
- Experience in a hands-on, entrepreneurial real estate investment organization that has a very heavy asset-centric acquisitions and asset management culture.
- Demonstrated experience analyzing financial data and preparing reports in accordance with accounting, finance, budgeting and cost control principles.
- Ability to work with IRR/Waterfall, tax administration, general accounting and lender activities.
