Firm Overview: Our client manages over $4 billion in real estate investments for large pension funds, university endowments, insurance companies, and family offices. They focus on commercial real estate equity and debt, particularly value-add and opportunistic investments across a variety of asset classes including office, multifamily, and hotels.

Job Summary: As an Associate in the Equity Asset Management Group, you will support asset management tasks and work on a variety of real estate ownership and management strategies to maximize profitability and create value at the asset level. You will assist members of the senior team with managing operations, leasing, financing, and valuation of investments. This role offers the chance to develop skills to advance to an asset manager role, whereby you would have day-to-day responsibility for specific assets.

Key Responsibilities:
  • Build and maintain asset valuation and cash flow models using Excel and ARGUS.
  • Develop, review and analyze annual operating budgets / business plans.
  • Prepare and present quarterly property performance reports for internal management.
  • Interface with and help monitor investment partners, property managers and leasing agents, all in an effort to improve property performance and create value.
  • Review monthly financial reports and monitor asset performance as compared to underwriting, budget and broader market conditions.
  • Monitor, report and assist on the movement of cash between property level, joint-venture and fund level accounts.
  • Assist in the administration of loan documents, including the monitoring of covenants, loan draws, and general communication with lending partners.
  • Update and maintain market and competitive property information by collecting data and speaking with market participants including brokers and advisors.
  • Evaluate ad-hoc opportunities to increase revenues and operating efficiencies.
  • Monitor property leasing activity and evaluate, compare and consider leasing proposals.
  • Oversee ordinary and extraordinary capital expenditures and other operating expenses.
  • Support asset dispositions and refinancings by creating analysis and other supporting materials.
  • Accompany members of the asset management team on property inspections and market visits.
Qualifications:
Experience & Skills:
  • General understanding of institutional real estate operations and investments, with a strong desire to learn.
  • Demonstrated strong financial modeling and quantitative analysis abilities using Excel.
  • ARGUS experience preferred.
  • Excellent verbal and written communication skills.
  • Self-starter with the ability to work in a fast-paced, deadline-driven environment with minimal supervision.
  • Ability to work independently and as part of a team.
  • Attention to detail and strong organizational skills.
  • Possess problem-solving and analytical thinking skills.
  • Willingness to travel for property inspections and other business activities.
  • 1-3 years of experience in a commercial real estate organization, or private equity, investment banking, or commercial banking experience with a real estate focus.
Education:
• Bachelor’s degree required; advanced degree is a plus.
