Job Description
- Develop an extensive network of third-party intermediaries, property owners, developers, economic development officials and other industry professionals through cold calling, direct meetings and attendance at trade shows/conferences in order to generate deal flow (preferably proprietary and off-market);
- Identify, research, present and pursue retail and mixed-use opportunities of between $15 million and $100+ million that have a “value-add” component and therefore the potential to achieve significant returns;
- Conduct extensive market research within Miami, FL to understand and anticipate demographic trends/shifts, identify under-retailed areas and pursue opportunities to leverage relationships with major national retailers,
- Travel to target markets to solidify relationships, tour assets and gather intelligence on prospective deal opportunities;
- Leverage, manage and contribute to the company's proprietary database of over 15,000 contacts and potential deal opportunities and update Sourcing Pipeline weekly;
- Submit written findings and recommendations on all prospective acquisitions;
- Perform property assessments, financial analysis, and other due diligence;
- Assist in structuring transactions, negotiating pricing and drafting letters of intent;
- Work closely with the Acquisitions Team to underwrite and consummate deals;
- Interface with in-house Development and Leasing teams to gather data on projected construction/redevelopment costs, leasing assumptions and other information for use in developing financial models and generating returns scenarios.
