Job Description
- Support and lead aspects of development, ranging from acquisition, entitlements, pre-development, design, marketing and leasing through closing, financing, construction and lease up.
- Monitor projects such that time commitments are met, quality standards are met, costs are controlled and tracked, and ensure that coordination and communication with all stakeholders is achieved.
- Hands-on approach to anticipating and solving problems.
- Ensure for proper communication and overall coordination of the project team.
- Support and execute on various aspects of the project business plan, proforma and investment package.
- Ascertain that proforma reflects the project reality and conversely, drives the project to meet the goals of the proforma.
- Assist in the creation and submission of RFP’s and evaluate responses to such.
- Negotiate with and direct the work of the professional design, engineering teams and other project consultants.
- Work with Legal and Finance teams, managing aspects of contract negotiations and the construction loan process, including terms, documents, closing, on-going communication and coordination with lender representatives.
- Create, maintain and update/reforecast project budgets and proforma underwriting.
- Monitor day-to-day relationships between project team and consultants/vendors.
- Prepare monthly reporting and coordinate with Accounting, Asset Management, and internal as necessary.
- Interface with the Construction team to develop estimates, monitor construction progress, change orders, trends, field issues and value engineering exercises for consistency with project documents, legal agreements, approvals and loan commitments.
- Ensure processes are clearly outlined, collaborative, and adhered to, and that timeframe is met, for internal review, and approval, of design & construction documents submitted by consultants adhere to Monday’s standards and all applicable codes and regulations are met.
- Monitor and track market activity to maintain each project’s position against competitive offerings.
- Coordinate leasing activities with marketing and leasing team. Ensure project is delivered on time and within budget.
- Coordinate and build relationships with all departments (Acquisitions, Investment Management, Asset Management, Leasing, Marketing, Operations, etc.) to ensure project goals are clearly defined and met. Project goals must align with the Company’s mission and business objectives.
- Establish and maintain enduring professional relationships with internal and external stakeholders which includes department leaders, Joint Venture partners, lenders, construction managers, consultants, contractors, and vendors.
- Prepare clear and concise materials for presentations and updates for approvals to Investment Committee, Monday and JV Partners senior leadership, external stakeholders, and other internal/external team members.
- Provide information in a timely fashion for consideration and approval by ownership regarding significant project elements. Ability to build consensus.
- Recommend new approaches and best practices to continually improve the efficiency of the Project and the organization.
- Coach, develop, and supervise employees to ensure that high quality work and productivity standards are achieved and maintained.
- Maintain protocols and processes for clear communications and record-keeping.
Qualifications, Skills and Experience: - Bachelor’s degree required; Master’s degree, MSRED, MBA, or professional certification strongly preferred
- Minimum of 3-5 years in development or project management of multi-family
- Must possess superior financial analytical ability in Excel.
- Demonstrated ability to lead and motivate.
- Demonstrated ability to add value to complex projects
- Ability to translate strategic vision, create action plan, and execute it.
- Ability to resolve internal and external matters with diplomacy, speed, and accuracy.
- Ability to review and understand architectural drawings.
- Experience with development/redevelopment projects with joint venture partners
- Ability to think outside the box, identify opportunities for project optimization, ability to challenge norms and push the envelope, to apply critical thought
- Must possess exceptional presentation and communication skills and be able to present detailed information efficiently and clearly.
- Must be able to set clear timelines for task due dates. Keep timelines up to date.
- Must be demonstrate strong project management skills.
- Must possess sound judgment and an entrepreneurial spirit to effective negotiation skills
