Job Description
- Multi-Site Operational Oversight: Lead the day-to-day operations of a portfolio of luxury high-rise rental buildings in New York City. Ensure each property is operating efficiently, delivering a premium residential experience, and meeting ownership’s expectations.
- Team Leadership & Staff Management: Directly supervise an Assistant Property Manager and oversee on-site staff including concierges, porters, maintenance technicians, and leasing personnel. Set performance expectations, promote accountability, and foster a culture of service and professionalism.
- Resident Experience & Service Delivery: Serve as the senior point of contact for resident matters across the portfolio. Ensure consistent, high-touch service and handle escalated resident concerns with discretion and urgency.
- Leasing Oversight & Revenue Support: Partner with leasing agents to drive occupancy, monitor rent roll performance, and oversee unit readiness. Assist with renewals, lease compliance, and ensuring high conversion and retention rates.
- Maintenance & Capital Planning: Oversee preventive maintenance schedules, vendor work, and capital improvement projects across all buildings. Ensure all common areas, amenities, and building systems are maintained to luxury standards.
- Vendor & Contract Management: Procure, negotiate, and manage third-party service providers. Monitor quality, hold vendors accountable, and ensure consistency in service delivery across all properties.
- Compliance & Risk Management: Ensure strict compliance with all applicable NYC regulations including Local Laws 97, 88, 11, and 152, as well as FDNY, HPD, and DOB requirements. Manage the resolution of violations and oversee documentation for regulatory filings.
- Financial & Budgetary Management: Assist ownership with budget development, financial forecasting, and expense management across the portfolio. Review and approve invoices, monitor cost controls, and manage building-level P&Ls.
- Emergency Response Coordination: Act as the primary contact during emergencies, ensuring quick and effective responses to incidents including utility outages, fire alarms, and flooding. Coordinate with staff and emergency responders as needed.
- Reporting to Ownership: Provide clear, concise, and regular reporting to ownership or asset management. Deliver updates on financial performance, leasing activity, operational issues, and capital projects across the portfolio.
- Minimum 3–5 years of experience as a General Manager or similar leadership role overseeing luxury residential rental buildings in New York City
- Proven experience managing multiple properties and supervising cross-functional teams including assistant managers, maintenance, concierge, and leasing staff
- Strong working knowledge of NYC building codes and regulations, including HPD, DOB, FDNY, and Local Laws such as LL97, LL88, LL11, and LL152
- Demonstrated ability to deliver high-end resident experiences and maintain a five-star service environment in luxury settings
- Exceptional leadership and team-building skills, with a track record of hiring, mentoring, and developing high-performing site staff
- Strong financial acumen with experience in budgeting, expense management, and vendor contract oversight
- Excellent communication, interpersonal, and conflict-resolution skills with both residents and ownership
- Ability to manage capital projects, handle emergencies calmly, and make quick decisions under pressure
- Proficiency in property management systems such as Yardi and Jack Jaffa preferred
- Bachelor’s degree in real estate, hospitality, business, or a related field strongly preferred
