The firm is looking to hire a highly motivated, commercial real estate professional, with three to eight years of experience in commercial real estate acquisitions as either an Acquisitions Associate or Senior Acquisitions Associate, depending on experience and skillset. The ideal candidate will be highly proficient in Argus and Excel with experience in deal sourcing, investment underwriting, due diligence management and closing. The Acquisitions Associate will report to the Director of Acquisitions and Chief Acquisitions Officer and will be based in Lamar’s suburban New Jersey office with the potential for a hybrid work arrangement (in office a minimum of three days per week). Occasional travel is required. The position offers the opportunity for career growth within a highly successful company. Compensation will include base salary, benefits, and performance-based bonus. - Develop cash flow projections utilizing Argus and Excel
- Analyze and evaluate rent rolls and historical financials of properties being considered for acquisition to determine feasibility and valuation
- Recommend business plans for potential investments based on lease-up, rollover, lease credit and term, and capital market conditions
- Review and summarize tenant leases and articulate issues/concerns in a clear and effective manner
- Perform sensitivity analyses that incorporate various factors including tenant performance, debt financing, deal & partnership terms, etc.
- Assist and take ownership of all aspects of the due diligence process for proposed acquisitions including:
- Managing, collecting, and tracking all due diligence materials, financial and lease analysis, review of lease abstracts, determining market rents through independent analysis and networking with local leasing professionals, conducting market research and analysis, performing tenant credit analysis, reviewing environmental, engineering and appraisal reports, verifying historical financial information, conducting on-site diligence including interviews of existing tenants, preparing ad-hoc internal diligence materials, etc.
- Communicate with local market professionals to gain additional understanding of the asset and market
- Prepare internal and external investment committee presentation packages
- Assist in deal execution including pro-rations, loan doc review, closing statements, etc.
- Stay current on developments and trends in the economy and real estate industry and incorporate the most up-to-date information into analyses
- Attend industry conferences to develop business relationships and hone expertise
Qualifications:
- Three to eight years of commercial real estate investment experience, with direct acquisitions experience
- Bachelor’s degree - real estate, finance, economics and/or accounting major preferred
- Sophisticated financial skills and capital markets acumen
- Exceptional quantitative underwriting skills: advanced Excel and Argus skills required
- Proven organizational skills, with attention to detail
- Strong interpersonal, verbal, and written communication skills
- Ability to generate and sustain professional relationships
- Motivated, self-starter able to work independently and handle multiple projects at a time
- Ability to work within a small team environment and willingness to coach/mentor junior staff
