Overview
We are seeking an experienced Asset Manager to oversee a national portfolio of industrial warehouse properties. The Asset Manager will be responsible for financial performance, operational oversight, leasing activity, and strategic initiatives that maximize value across the portfolio. This individual will collaborate with onsite staff, leasing teams, construction, and ownership to ensure best-in-class execution.
Key Responsibilities
- Portfolio Oversight: Manage day-to-day operations for a portfolio of industrial warehouse properties across the US, ensuring assets meet financial and operational objectives. Including but not limited to fielding all maintenance requests, processing payables, and CAM reconciliations.
- Financial Management: Prepare, monitor, and analyze property-level budgets and variance reports. Assist with distribution calculations, debt compliance, and investor reporting.
- Leasing & Tenant Relations: Partner with leasing teams to drive occupancy and maximize rental revenue. Assist with new lease or renewal lease negotiations. Maintain strong tenant relationships, address tenant concerns, and ensure lease compliance.
- Capital Projects & Maintenance: Collaborate with the in-house construction teams to facilitate property-level capital expenditures, building improvements, and major repairs. Ensure projects are completed on time, within budget, and aligned with strategic objectives.
- Strategic Planning: Work in partnership with executive level staff and ownership in value-add incentives to maximize portfolio returns.
- Transition Support: Support acquisitions and refinancing processes by coordinating transitional activities to ensure continuity.
- Travel mandatory to assets.
- Responsibilities are subject to modification during hiring and on an ongoing basis, as necessary.
Qualifications
- Bachelor’s degree
- 5–10+ years of experience in asset management or property management, ideally with exposure to industrial or logistics assets.
- Proficient in Excel and Yardi Systems but not mandatory
- Proven ability to manage onsite staff, leasing brokers, and contractors.
- Excellent communication skills with the ability to interact effectively with tenants and outside parties.
- Strong organizational and project management abilities with attention to detail.
