DEFINITION
Under general supervision and within the framework of Port policies, procedures and objectives, the Real Estate Associate I-II supports the functions of the Real Estate Department, including leasing, property management, Port development, fire, rail, pipeline, Foreign Trade Zone (FTZ), and public Electric Utility operations. The position also provides administrative and analytical support while coordinating with other Port departments, tenants, and external stakeholders.
SUPERVISION RECEIVED AND EXERCISED
Receives general direction from Director of Real Estate and Port Development. Exercises no direct supervision over staff.
CLASS CHARACTERISTICS
Levels of the Real Estate Associate role are distinguished by experience, education, variety, required supervision and complexity of para-professional duties. Both levels require problem-solving, independent judgement, and a thorough understanding of real estate principles, practices, valuation, property management, and marketing. The Real Estate Associate II level performs more advanced para-professional, technical real estate assignments, works with minimal direction and supervision, and possesses an advanced understanding of the complex procedures and processes surrounding commercial/industrial real estate and property management.
Examples of Duties
- Provide administrative, technical, and project support across core departmental functions ranging from Leasing to Electric Utility operations.
- Provide a high level of customer service to Port tenants and other stakeholders.
- Draft, review, and maintain lease agreements, amendments, contracts, and notices.
- Participate in developing and implementing marketing strategies for Port properties.
- Contribute to promotional and marketing materials, website updates, and outreach communications.

Real Estate Associate I:
- Equivalent to a bachelor’s degree from an accredited four-year college or university in real estate, business, economics, finance, or a related field; or
- Associate’s degree plus two (2) years of para-professional experience in commercial real estate functions (leasing, appraisal, development, etc.); or
- Completion of real estate coursework or valid California Real Estate Salesperson/Broker License.
- Equivalent to a bachelor’s degree from an accredited four-year college or university in real estate, business, economics, finance, or a related field; or
- Associate’s from an accredited four-year college or university in a related field plus one (1) year of full-time experience in commercial real estate; or
- Associate’s degree plus three to four (3–4) years of increasingly responsible experience in commercial real estate roles.
- Must possess and maintain a valid California driver’s license and be insurable under the Port’s liability policy or provide other insurance acceptable to the Port.
- Possession of a valid Transportation Worker Identification Credential (TWIC) card, to be maintained throughout employment.
- Real Estate license preferred but not required.

Physical Demands:
Must possess mobility to work in a standard office setting and use standard office equipment, including a computer; to operate a motor vehicle and visit various District sites; vision to read printed materials and a computer screen; and hearing and speech to communicate in person and over the telephone. This is primarily a sedentary office classification although standing in work areas and walking between work areas may be required. Finger dexterity is needed to access, enter, and retrieve data using a computer keyboard or calculator and to operate standard office equipment. Positions in this classification occasionally bend, stoop, kneel, reach, push, and pull drawers open and closed to retrieve and file information. Employees must possess the ability to lift, carry, push, and pull materials and objects up to 20 pounds.
Environmental Conditions:
Work is primarily performed seated in a standard climate controlled office with use of a personal computer and a telephone. Occasional to frequent walking or standing outdoors (possibly in hot, cold or inclement weather) or indoors (possibly in dusty warehouses or buildings). Occasional to frequent travel by vehicle and/or airplane. May involve opening and closing heavy warehouse doors. May be required to work unusual hours or on scheduled days off, as needed (for marketing trips).
Working Conditions:
- Occasional overtime on evenings and weekends may be required.
- Port employees are expected to respond as a Disaster Services Emergency Worker (California Government Code Section 3100-3109).
