Job Description

W5 Group is seeking a high-performing Associate to join its commercial real estate investments team in its Miami office. This role offers the opportunity to work in a dynamic, entrepreneurial private equity real estate platform backed by a global family office. The Associate will play a key role in underwriting new investments, asset managing W5 Group’s portfolio, and supporting numerous business development and strategic initiatives as W5 expands its U.S. residential investment strategy.
 
W5 Group was established in Switzerland in 2009 as Ralph Winter’s investment office. Ralph Winter is a successful global entrepreneur and real estate investor who amassed a portfolio of 40,000+ student housing units and 100,000+ multifamily units, generating over $30 billion in investment transaction volume. 
 
In the U.S., W5 has invested in $1.5 billion of real estate with a strategy that spans ground-up development and value-add acquisitions of multifamily, student housing, and build-to-rent sectors. Building on its long history and track record, W5 Group is continuing its rapid growth trajectory by allowing investors to co-invest alongside the family office via innovative, flexible, and investor-friendly structures. 
 
Key responsibilities include:
Acquisitions
  • Screen and underwrite new development and value-add opportunities across target residential sectors in high-growth markets.
  • Build and maintain detailed financial models, including waterfall and sensitivity analyses.
  • Support transaction due diligence (market comparables, lease reviews, financial validation) and coordinate third-party reports.
  • Draft internal investment committee memos and external investor presentations, and support negotiations of joint ventures and debt financing.
Asset Management
  • Proactively manage portfolio investments and drive value creation by implementing in development, leasing, capital markets, and operational strategies.
  • Regularly review business plan execution and market conditions (market fundamentals, comparables, and capital markets), and identify areas for value creation and downside mitigation.
  • Monitor investment performance against underwriting by producing and analyzing weekly, monthly and quarterly reporting and quarterly financial models. 
  • Collaborate with partners, operators, and other market participants on a regular basis, including on sales and refinances.
Business Development and Strategy
  • Assist in strategy and business plan initiatives.
  • Assist with fundraising and marketing activities.
 
Qualifications
  • 2-5 years of relevant experience at a real estate private equity firm, family office, operator
  • Direct experience in the residential real estate sector, particularly multifamily and student housing; deep understanding of asset operations and fundamentals
  • Advanced technical skills (modeling and ad hoc analyses), PowerPoint presentation, and communication skills; tech-forward approach that seeks to use technology and AI to drive better, faster investment decisions 
  • Craves a fast-paced, entrepreneurial environment, has an exceptional work ethic and desire to learn
  • Highly communicative and collaborative across teams and experience levels
