Job Description

 
The COO reports directly to the CEO and collaborates with executive leadership to define and execute the company’s strategic vision.
  Operational Leadership
  • Oversee all multifamily operations, including property management, maintenance, and leasing functions.
  • Ensure operational consistency across markets and regions.
  • Implement performance standards and KPIs for occupancy, NOI, resident satisfaction, and expense management.
 Strategic Growth & Performance
  • Partner with the CEO and investment team to identify and execute growth initiatives.
  • Drive profitability and portfolio optimization.
  • Analyze market trends and operational data to inform business strategy.
Financial Oversight 
  • Manage operating budgets, capital expenditures, and financial reporting.
  • Monitor asset performance, ensuring NOI and return targets are met or exceeded.
  • Collaborate with finance and accounting teams on forecasts, audits, and investor reporting.
 Team Leadership
  • Lead and mentor regional vice presidents, and asset managers.
  • Foster a culture of accountability, innovation, and operational excellence.
  • Support recruiting, training, and retention of top talent across all departments.
 Technology & Process Optimization
  • Champion digital transformation initiatives to improve efficiency and resident experience.
  • Oversee implementation of property management systems (Yardi, RealPage, Entrata, etc.).
  • Establish and refine standard operating procedures (SOPs) and performance dashboards.
 Compliance & Risk Management
  • Ensure compliance with fair housing, landlord-tenant laws, and all local, state, and federal regulations.
  • Oversee vendor management, insurance, and safety programs.
  • Implement risk mitigation strategies across the portfolio.
Qualifications 
  • Bachelor’s degree in Business, Real Estate, Finance, or related field (MBA preferred).
  • 10–15 years of progressive multifamily property management or real estate operations experience.
  • Proven success leading large, geographically dispersed teams and portfolios.
  • Strong financial acumen, with a deep understanding of NOI, CapEx, budgeting, and asset performance metrics.
  • Excellent leadership, communication, and change management skills.
  • Experience with Yardi, RealPage, or similar property management systems.
 Key Performance Indicators
  • Portfolio NOI growth year-over-year.
  • Occupancy and rent growth metrics.
  • Resident satisfaction / online reputation scores.
  • Expense control vs. budget.
  • Employee retention and engagement metrics.
  • Operational efficiency and technology adoption rate.
