Job Description
Location: Walnut Creek, California
Reports to: Julie Gutzwiller, COO/CFO
- Serve as the owner’s representative, overseeing the physical and financial health of each assigned asset, including regular site visits.
- Analyze property and market fundamentals to develop and execute asset-level business plans aligned with investment objectives.
- Manage third-party property management partners to implement strategies, drive efficiencies, and enhance property performance.
- Review and interpret sales, marketing, operations, and financial reports on a weekly, monthly, and quarterly basis to identify opportunities to improve performance.
- Prepare monthly profitability analyses and internal reports on proforma, budget, and same-store performance.
- Develop and monitor annual operating and capital budgets; analyze variances against prior year and proforma.
- Negotiate contracts and oversee capital improvement projects, ensuring compliance with lender requirements and tracking ROI.
- Maintain deep knowledge of each asset’s market, submarket, and competitive positioning.
- Collaborate with operating partners, lenders, insurers, tax consultants, vendors, and contractors to achieve investment goals.
- Contribute to the Bridge Partners development and implementation of asset management best practices, tools, and technologies.
- Proactively manage property-level risk to minimize physical and liability losses and protect both physical assets and company reputation.
- Support the investment team in evaluating acquisitions, conducting due diligence, and facilitating financings and dispositions.
- Partner with Accounting and Investor Relations to address investor inquiries and provide asset highlights for reporting.
Qualifications
- 5+ years of experience in multifamily asset or property management.
- Self-directed and able to independently prioritize tasks and projects, make decisions, and take initiative to drive results without close supervision.
- Proven ability to design and implement strategies that improve property and portfolio performance.
- Strong financial modeling and accounting skills; meticulous attention to detail.
- Excellent written and verbal communication skills across platforms.
- Strong analytical and problem-solving skills; able to evaluate options, develop strategy and implement solutions.
- Collaborative team player, adaptable to a fast-paced, entrepreneurial environment.
- Advanced proficiency in MS Excel and Word.
- Construction management and real estate accounting experience are a plus.
- Knowledge of Section 8, Section 42, and student housing desired but not required.
- Willingness to travel.
