Opportunity:
Vertical Ventures is seeking a Senior Investment Analyst or Associate, depending on experience level, that will support the firm’s acquisition, portfolio management and asset/project management activities. The analyst will work closely with the executive team to manage and grow our platform. This role will provide an excellent opportunity for a professional looking to be involved in all facets of the real estate industry.
Summary of Duties:
Prepare analytical and marketing material (such as Executive Summaries, PPMs etc….) necessary to consider investment opportunities and perform due diligence tasks as required to consummate targeted transactions. Prepare post-closing financial and other property analysis in support of portfolio management activities and assist in asset level business plan implementation.
Primary Duties and Responsibilities:
Acquisitions
· Underwrite potential investment opportunities
· Perform due diligence tasks in connection with potential investment opportunities
· Collaborate in the preparation and presentation of investment recommendations
· Prepare executive summaries and PPMs for investors
· Prepare metro-area market analyses
· Develop strong knowledge of the San Francisco Bay Area and other real estate markets
Dispositions
· Perform and update investment return analyses as necessary to evaluate exit scenarios
· Prepare and maintain the disposition model through final distribution and wind-down of the investment
Portfolio Management
· Prepare quarterly and annual investment strategy updates
· Prepare quarterly and annual valuation and return analyses
· Interact with external audit teams to explain and support assumptions utilized in year-end valuations
· Manage portfolio wide tenant analytics data base
Asset Management/Project Management
· Participate in annual business plan creation and implementation
· Assist with the project management of large-scale capital projects and tenant improvement projects
· Lease analysis
· Tenant financial analysis
· Interface with third party contractors including architects, general contractors, and city officials
Finance
· Assist senior management with financing and refinancing of assets
Qualifications:
· Minimum 2-4 years’ experience analyzing commercial properties with strong communications skills
· Exceptional financial modeling capabilities using Microsoft Excel and understanding of underlying concepts of DCF, IRR and NPV
· Experienced Argus capabilities (constructing and modifying existing Argus models)
