Job Description

Holualoa Companies is seeking an Asset and Acquisitions Manager responsible for asset management, sourcing, and underwriting of multifamily real estate investments and developments. The role will focus primarily on multifamily asset management and acquisitions in Arizona and the Southwestern U.S, with flexibility to evaluate and work on other product types including industrial, office, retail, and hotel. 

The role is responsible for optimizing financial and operational performance of a designated portfolio of multifamily and commercial real estate assets, including driving income growth, maximizing asset value, and minimizing risk while maintaining physical integrity and ensuring compliance with all financial, legal, and non-financial agreements. The Asset and Acquisitions Manager will partner closely with company leadership, property managers, and brokers to execute strategic business plans across the asset lifecycle, from acquisition or development to ultimate sale.

The position will be based in Scottsdale and will involve regular travel to target markets. The successful candidate will play a critical role across the full investment lifecycle—from opportunity sourcing through post-acquisition execution—working closely with executive leadership, the acquisitions team, and the asset management.

KEY RESPONSIBILITIES

Asset Management
  • Maintain accountability for maximizing asset profitability and growing long-term value.
  • Maintain strong working relationships with leasing brokers, advisors, and investment partners to support leasing, asset management and capital strategies
  • Regularly attend industry events and monitor market data, economic indicators, and real estate trends at the local, regional, and national levels to inform asset and investment decisions
  • Oversee third-party property management firms, third-party vendors and contractors to ensure performance against established goals, budgets, and service standards
  • Foster productive tenant relationships, in coordination with property managers, to enhance tenant satisfaction, retention, and long-term value
  • Lead strategic capital planning and physical improvement initiatives to enhance asset condition, market appeal, and competitiveness.
  • Conduct regular site inspections to assess physical condition, market context, risks, and opportunities
  • Analyze asset-class drivers including demographics, economic conditions, and competitive positioning.
  • Review and approve annual operating and capital budgets
  • Monitor monthly and year-to-date operating performance versus budget and pro forma; identify variances and implement corrective strategies
  • Ensure compliance with operating agreements, lender covenants, and reporting requirements
  • Prepare and author quarterly investor reporting narratives and contribute to investor communications as needed.
 Acquisitions and Underwriting
  • Work with acquisitions team to source multifamily and investment opportunities through broker relationships, off-market channels, and market intelligence
  • Research and analyze local/regional/national markets, including economic drivers, leasing trends, population/job growth, and pipeline developments
  • Participate in sourcing and acquiring of other product types as strategic opportunities arise.
  • Underwrite targeted properties in Excel and Argus.
  • Work with acquisition team on analyze rent growth assumptions, operating expenses, capital expenditures, exit scenarios, and sensitivity analyses. 
  • Identify key risks and develop mitigation strategies
  • Present to Holualoa principals and Investment Committee to solicit investment and align execution strategy
  • Prepare business plans and investment memoranda that integrate due diligence and financial models including investment highlights and strategic rationale, market analysis, capital improvement and leasing strategies, and risk assessment and mitigation strategies.
  • Coordinate and manage due diligence efforts, including site visits, lease and financial review, property inspections, third-party reports, and transaction closing processes.
