IG Logistics LLC (private owner/operator of industrial properties across the US) is looking to hire a Property Manager / Lease Administrator (“Associate”). The Associate will report to the founding partners of IG Logistics LLC as well as the head of accounting, finance and asset management. The successful candidate will oversee all property management responsibilities including direct communications with tenants, due diligence data organization, periodic reporting, managing third party relationships, and assist on capital expenditure projects. This candidate will interface directly with the firm’s senior leadership, asset management team, acquisitions team, accounting team, and the firm’s partnerships as appropriate.

IG Logistics LLC, Imperium Capital’s industrial platform, is an owner/operator of industrial properties that have a large outdoor storage or transportation component. We specialize in acquiring and developing infill assets in high barrier to entry, urban growth markets where demand for logistics real estate is driven by e‐commerce. Our strategy focuses on last mile facilities that are mission critical to the supply chain.

 

KEY RESPONSIBILITIES

  • Responsible for overseeing ad hoc repairs & maintenance projects as well as the operating and preventative maintenance of industrial properties as needed.
  • Track property‐level deliverables such as timely rent payments, additional rent/CAM (Common Area Maintenance) reconciliations, rent rolls, and tenants’ insurance certificates prior to expirations.
  • Prepare 1st draft of tenant reconciliations as well as property entity budgets.
  • Coordinate directly with tenants, contractors, and third party property management providers in a hands‐on manner when needed.
  • Lead the annual insurance renewal process with third-party insurance brokers, managing exposure data collection, underwriting submissions, coverage terms, limits, deductibles, and premium negotiations to ensure cost-effective and appropriate coverage across the portfolio.
·         Coordinate tracking of property tax matters, including tracking assessments, exemptions, and appeals in conjunction with third-party consultants.
 
  • Review and process vendor invoices, ensuring accuracy, proper coding, and alignment with approved operating and capital budgets.
  • Create simple invoices to a handful of tenants and preparation of simple asset management fee billings to joint venture partners monthly.
·         Oversee periodic reporting on the performance, budget variances, and significant changes to each industrial asset within the portfolio.
 
·         Actively communicate with senior members of the firm to apprise the appropriate individuals on property‐level issues/decisions impacting assets.
 

KEY ATTRIBUTES/EXPERIENCE

  • Two to three years of relevant property management experience working with real estate
  • Investment company and/or real estate operating company (preferably with experience on NNN leases).
  • Relevant experience of industrial assets heavily preferred.
  • Demonstrated organizational, problem‐solving, analytical, and technical skills.
  • Experience in working in an entrepreneurial, closely held commercial real estate owner/investor is preferred.
  • Capable of multi‐tasking; balancing multiple objectives to a successful conclusion.
  • The ability to work independently while keeping management/peers apprised on a regular basis.
  • Proactive with issues and highly responsive to management. 
  • Aware of longer‐term strategy and task objectives, yet also detail‐oriented and willing to take a hands‐on approach.
  • High degree of personal and professional integrity.
  • Excellent and proven written and oral presentation skills.
  • Comfortability with using Microsoft Excel on a regular basis
  • Experience with Yardi and or Yardi Breeze software if a Plus.
Compensation Range = ($85,000 - $100,000) + Annual discretionary bonus
