Camber Real Estate Partners is a Northern New Jersey–based real estate investment firm focused on acquiring shallow-bay, multi-tenant industrial properties in gateway East Coast markets. We invest capital alongside institutional limited partners, pursuing value-add industrial strategies in infill submarkets where supply is constrained and tenant demand is durable.
We are hiring an Acquisitions Associate to support the firm’s continued growth. This is an opportunity to assist in the acquisitions process from start to finish, working hands-on with the Director of Acquisitions and gaining significant exposure to capital partners, brokers, and senior leadership.
Sourcing & Market Coverage
• Source both marketed and off-market opportunities through broker and owner relationships, industry events, and direct outreach efforts
• Conduct market research to determine the viability of underwriting assumptions
• Tour potential investments alongside the Director of Acquisitions; develop a point of view on submarket dynamics, tenant demand drivers, and rent growth potential
• Build and maintain detailed financial models in ARGUS and Excel, including tenant-level rollover, lease-up, capex, financing, and waterfall structures
• Ensure underwritten metrics can be supported by market comps and on the ground broker opinion
• Forecast operating performance, financial projections, and business plan scenarios for deal-specific underwriting
• Perform sensitivity analyses and IRR / NPV / equity multiple scenarios at the deal and fund level
• Analyze rent rolls, operating statements, T-12s, and lease abstracts to identify value-add opportunities and risks
• Work with the Asset Management team to properly underwrite capital budgets in repositioning efforts
• Process confidentiality agreements for potential investments
• Assist in preparing Letters of Intent (LOIs), Term Sheets, and involvement with Venture Documents
• Help coordinate due diligence efforts with internal and external parties, including third-party reports (PCA, Phase I/II, zoning, survey, title) and legal review of leases, SNDAs, and estoppels
• Support debt financing efforts including lender outreach, term sheet comparison, and loan document review
• Assist in the closing process and transitioning investments to the asset management team
• Create initial screening memos and final investment memos for internal IC and prospective capital partners
• Build materials for capital partner discussions, including business plans and updates on pipeline and active deals
• Bachelor’s degree required with an excellent academic record
• Minimum 3–5 years of experience; a background in closing real estate acquisitions and underwriting is a must. Industrial exposure strongly preferred
• High level of proficiency with Microsoft Excel is required
• High level of proficiency with ARGUS Enterprise is required
• Working familiarity with CoStar and standard CRE diligence platforms
• Working familiarity with AI platforms
• General knowledge of real estate finance, valuation, and capital markets
• Excellent understanding of real estate return metrics and how to manipulate them
• Working understanding of real estate documentation pertaining to leases, joint venture agreements, developer services agreements, term sheets, LOIs, etc.
• Strong written communication: able to author IC memos that stand on their own
• Strong critical thinking and problem-solving skills
• Meticulous attention to detail and pride of work product
• Organized and efficient, with the ability to define priorities and figure out the processes necessary to “get things done”
• A confident team player who listens to internal and external input but can take decisive action
• Ability to analyze challenges and make considered decisions in a timely manner based on objectives, risks, implications, and costs
• Self-starter mentality — comfortable in a lean, entrepreneurial environment where ownership and judgment are expected early
• Willingness to travel for tours, market visits, and broker meetings (typically 10–20%)
