Job Description

Our SelectLeaders client is a boutique, vertically integrated industrial real estate investment, development, and management firm headquartered in Houston, TX. The firm operates across the full deal lifecycle — acquisitions, ground-up development, construction oversight, and asset management — with a focused strategy in industrial product including industrial parks, build-to-suits, and land.

They are scaling their industrial development platform and seeking a senior contributor to join at the Sr. Associate level. This is a growth hire and the level will be calibrated to the right candidate

At this level, you will lead underwriting independently, manage external consultant and capital relationships, and represent IDV in project-level settings. This tier includes pipeline ownership and involvement in sourcing and capital formation. 


Job Responsibilities

  • Independent Underwriting & Financial Modeling: Lead pro forma construction, DCF analysis, sensitivity modeling, and return analysis for active development deals. Own the financial model from initial underwriting through construction and stabilization.
  • Pipeline Ownership (Associate Director): Own a defined portion of IDV's development pipeline. Drive deal progression from site identification through entitlement, financing, and construction commencement.
  • Due Diligence & Transaction Execution: Lead or co-lead due diligence for land acquisitions, construction loans, and asset dispositions. Manage the full transaction process in coordination with legal, capital markets, and external advisors.
  • Capital & Lender Relationships: Assist in preparing financing packages for debt and equity partners. Develop and maintain relationships with lenders, investors, and capital sources as deal cadence increases.
  • Market Intelligence: Maintain and expand lease and sales comps databases. Conduct ongoing market analysis across IDV's target Texas and Oklahoma markets to identify opportunities and inform strategy.
  • Project Coordination: Track milestones across land acquisition, entitlement, permitting, and construction. Proactively flag risks and drive resolution across the project team.
  • Reporting & Documentation: Deliver regular project status updates to principals and external partners. Draft and review contracts, proposals, and deal-related documentation. Ensure regulatory compliance throughout the development process.
  • Mentorship & Team Collaboration: Help establish processes and standards as the team grows. Contribute to a coaching-oriented culture by supporting more junior team members on deal execution and financial analysis.


Qualifications

  • 5–12 years of experience in real estate development, private equity real estate, or a related discipline, with demonstrated progression in deal responsibility.

  • Proven ability to lead underwriting independently — you own the model, not just populate it.

  • Strong Excel-based financial modeling skills across the full development pro forma; Argus experience is not required.

  • Experience managing external consultants, lenders, or capital relationships.

  • Asset class flexibility — candidates from multifamily, mixed-use, or other non-industrial backgrounds are welcome; a strong track record in development finance matters more than industrial-specific history.

  • Ability to work independently in a lean, entrepreneurial environment and represent the firm externally with confidence.

  • Excellent communication skills — written and verbal, internal and external.

  • Bachelor's degree in Real Estate, Finance, Business, Engineering, or a related field.

$115,000 - $135,000 a year
