Ivy Capital is a privately held real estate investment firm focused on acquiring and operating student housing and multifamily communities across the Southeast. We are guided by a simple belief: Quality Living Creates Quality Returns.
Our approach is straightforward. We identify overlooked and undervalued properties in secondary and tertiary Southeast markets where the case for value creation is clear. For student housing, we begin by deeply understanding each university and its market dynamics, targeting growing schools with limited new supply where students can afford quality housing and will value the communities we build. Post-acquisition, customer service drives every decision. We train on-site teams to treat every resident with care, address maintenance issues quickly, and enhance what already exists. When residents feel real value, rents and returns follow naturally.
Since our founding in 2022, Ivy Capital has grown to over 2,700 beds across eight assets in four states, with projected minimum LP returns of 18%. Where possible, we distribute funds monthly, providing returns regularly, not just at exit. Our reputation is built on transparency, follow-through, and treating people right.
Position Overview
Ivy Capital is seeking a Director of Investor Relations to play a central role in our capital formation, investor experience, and marketing efforts. This is a high-impact, hands-on role that combines relationship management, capital raising, and brand building in a collaborative, entrepreneurial environment.
You will work closely with our existing Investor Relations Manager and senior leadership to grow our investor base, deepen existing relationships, and ensure Ivy Capital is represented with professionalism and care at every touchpoint. The ideal candidate is organized, personable, and motivated by results — someone who thrives in a growing firm and wants to make a real contribution.
Key Responsibilities
1. Capital Formation & Investor Acquisition
- Own the full capital raise process for each new deal, from initial investor outreach through commitment and close
- Build and manage a robust, high-quality pipeline of accredited investors, family offices, RIAs, and broker-dealers, using CRM rigorously to track all activity, stages, and next steps
- Lead initial qualification conversations, present investment opportunities compellingly, and guide prospects through the due diligence and subscription process
- Develop and maintain strategic referral partnerships with wealth advisors, placement agents, and other capital introducers
- Identify and represent Ivy Capital at key industry conferences, investor forums, and networking events
- Analyze pipeline conversion metrics and lead-source ROI to continuously sharpen acquisition strategy
- Collaborate with the acquisitions team to develop deal-specific investment summaries, pitch decks, and offering materials
2. Existing Investor Relations & Community
- Partner closely with our Investor Relations Manager to deliver a consistent, high-quality experience for Ivy Capital's existing investor base
- Together with the IR team, build and nurture a thriving investor community through regular engagement, exclusive events, and personalized communication
- Oversee and contribute to quarterly investor update communications including performance reports, market insights, and company news
- Support the management of the investor portal, ensuring all documents, statements, K-1s, distribution notices, and capital call information are current and accessible
- Coordinate and help execute investor events including annual meetings, property tours, webinars, and appreciation events
- Respond promptly to investor inquiries, questions, and concerns with professionalism and accuracy
- Work with the IR team to develop re-investment campaigns that encourage existing investors to participate in new deals
- Identify and cultivate investor advocates who can provide referrals and testimonials
- Help implement satisfaction feedback loops and proactively address investor concerns before they become issues
- Coordinate investor communications in compliance with legal and regulatory requirements, working closely with counsel as needed
3. Marketing, Brand & Public Presence
- Own Ivy Capital's brand strategy and execution across all channels, including website, social media, email, digital advertising, and content
- Develop and manage thought leadership content including blog posts, market commentary, white papers, and educational materials that establish Ivy Capital as a trusted voice in the space
- Oversee and direct external marketing vendors and agencies, ensuring alignment with business objectives and measurable ROI
- Execute digital campaigns across LinkedIn, Google Ads, and other platforms to generate qualified investor leads
- Manage SEO, website performance, and user experience with a focus on converting traffic into investor relationships
- Secure podcast appearances, media placements, and speaking opportunities that elevate the firm's profile
- Build and execute email nurture sequences, newsletters, and deal announcement campaigns
- Track and report on all marketing performance metrics, making data-driven adjustments to strategy
Key Accountabilities
- Raise 100% of equity required for each new deal prior to the close date
- Meet or exceed annual new investor capital raise targets
- Grow the number of active investor relationships year-over-year
- Maintain investor re-investment rates and retention above industry benchmarks
- Deliver all investor communications, reports, and required documentation accurately and on time
- Demonstrate measurable growth in brand awareness, lead generation, and marketing ROI
- Keep CRM complete, accurate, and fully current with all investor interactions and pipeline stages
Qualifications
- 7+ years of experience in investor relations, capital markets, private equity, or institutional sales, with a demonstrated track record of raising capital from high-net-worth individuals, family offices, or institutional investors
- Deep familiarity with the mechanics of private real estate investment, including deal structures, waterfall models, distributions, and LP communications, is strongly preferred
- Proven ability to build and manage a capital raise pipeline end-to-end, from lead generation through close
- Exceptional written and verbal communication skills; able to engage credibly with C-suite executives, sophisticated investors, and financial advisors
- Experience with CRM systems (Salesforce, HubSpot, or equivalent) and disciplined pipeline management practices
- Hands-on digital marketing proficiency: LinkedIn, Google Ads, email automation platforms, and analytics tools
- Entrepreneurial, self-directed, and highly organized, comfortable operating with minimal oversight in a growing firm
- Professional presence and gravitas appropriate to representing Ivy Capital with sophisticated investors and capital partners
- Bachelor's degree required; MBA, CFA, or Series 65/82 license a plus
- Series 65 or 82 license preferred, or willingness to obtain
