The firm’s core focus is providing equity capital to experienced multifamily developers along the East Coast, partnering with institutional-quality sponsors on ground-up and adaptive reuse projects. The firm targets Southeast primary markets and select Northeast locations, emphasizing transit-oriented and suburban submarkets with strong demographic tailwinds and demand drivers.

Job Description

The Associate will serve as a core member of the investment team, with responsibility spanning the full investment lifecycle — from initial deal screening and underwriting through closing, portfolio monitoring, and exit. The role combines acquisitions and asset management in an integrated function, consistent with how a lean family office platform operates. Associates are expected to develop strong independent judgment and assume principal-facing responsibilities immediately.

Typical responsibilities include:

  • Screening inbound deal flow against the firm’s investment criteria and producing deal summaries for principal review
  • Building detailed financial models (or being expert in manipulating existing sponsor models) for multifamily development and adaptive reuse transactions
  • Critically analyzing sponsor-provided pro formas: identifying version discrepancies, aggressive assumptions, embedded fee captures, and structural terms unfavorable to LP interests
  • Preparing investment memoranda for principal review covering market analysis, deal structure, return analysis, risk factors, and sponsor evaluation. In coordination with principals, presenting investment memoranda at investment committee meetings
  • Conducting primary market research: rent and sales comp analysis, submarket supply/demand assessment, and evaluation of third-party market studies
  • Assisting principals in negotiating joint-venture agreement terms in coordination with legal counsel
  • Quarterbacking transaction execution through close: engaging and managing third-parties, construction insurance review, legal documentation, and other ad-hoc closing items
  • Serving as primary asset management contact for active investments: monitoring sponsor reporting, reviewing construction draws in coordination with third parties, and maintaining and reporting internally on pertinent project updates
  • Building and maintaining internal investment process infrastructure: deal databases, external war rooms, underwriting templates, comp benchmarks, and portfolio tracking tools

Qualifications

The firm seeks a professional who combines rigorous analytical discipline with sound real estate judgment and the self-direction to operate effectively in a lean, principal-led environment.

The successful candidate should have the following qualifications:

  • 3–5 years of relevant experience in multifamily acquisitions, development underwriting, or LP/GP equity investment
  • Strong financial modeling skills: ability to build complex ground-up development models, waterfall structures, and sensitivity analyses from scratch
  • High, demonstrated proficiency in Microsoft Excel and a detailed-oriented approach to drafting and refining investment memoranda
  • Demonstrated ability to critically evaluate sponsor materials and form independent investment judgments
  • Working knowledge of multifamily development economics and key assumptions
  • Familiarity with JV structuring concepts: preferred returns, IRR hurdles, GP promotes, distribution waterfall mechanics, and co-invest requirements
  • Prior experience at a multifamily developer, LP/GP equity platform, real estate private equity firm, or institutional family office preferred
  • Excellent written and verbal communication skills; ability to translate complex analysis into clear, principal-ready narratives
  • Intellectual curiosity, attention to detail, and comfort operating independently. Desire to grow within a rapidly evolving platform
  • Asset management experience with baseline knowledge of construction types and means/methods is a plus but not required
  • Comfort leveraging AI-powered research tools to accelerate market analysis, synthesize third-party data, and pressure-test investment assumptions is a plus; Proficiency with emerging analytical technologies is viewed as a meaningful differentiator in a competitive deal environment.
  • Submarket-level knowledge of Southeast or secondary Northeast markets (Raleigh, Charlotte, Atlanta, Richmond, Nashville) is a plus but not required
