Job Description

SUMMARY:

MDH is seeking an Associate, Asset Management responsible for the oversight of a 5 million square foot portfolio of industrial assets across select markets in the East Region. The ideal candidate will have direct experience in industrial real estate, including leasing, and a strong understanding of asset management fundamentals. The candidate must be organized, flexible, and able to manage multiple projects in a fast-paced and collaborative environment. This Atlanta-based role works alongside four (4) members of the Asset Management team in Atlanta, and reports to the Senior Vice President – Asset Management.

This position is based in MDH’s Atlanta office and is an in-office role, Monday through Friday, from 8:30 a.m. to 5:30 p.m. While non-local candidates will be considered, relocation expenses will not be provided.


RESPONSIBILITIES:

Primary responsibilities include:

  1. Oversees the operations of an assigned portfolio of industrial assets
  2. Manage the leasing process, including underwriting, reviewing tenant credit and negotiating lease documents
  3. Proactively monitors market conditions within the assigned portfolio, staying current with the condition and marketability of vacancies and expiring units, as well as with the competitive set
  4. Assists in the management and execution of the annual property-level budget process, providing leasing assumptions and leasing plans, and reviews budgets submitted by third party property managers
  5. Assists with portfolio-level reporting, including reforecasts, reporting, annual business plans, and ad hoc requests
  6. Partners with Construction Management to execute on tenant improvements, make readies and capital projects
  7. Monitors aged receivables for the assigned portfolio, taking actions to collect past due balances
  8. Works alongside Accounting to review monthly property-level financials, as well as approves annual reconciliations
  9. Builds and maintains strong relationships with tenants, brokers, third party property managers and other external parties
  10. Proactively keeps senior management informed of leasing efforts and significant property developments
  11. Other duties and responsibilities as assigned


REQUIREMENTS:

  1. Minimum of four (4) years’ commercial real estate experience, direct experience with industrial asset management and/or leasing preferred
  2. Bachelor’s degree in real estate, finance, or a related field
  3. Strong foundation in real estate fundamentals and financial concepts
  4. Demonstrated financial analysis and budgeting skills, including Argus, Excel, Power BI and Yardi/MRI. Argus Enterprise certified a plus
  5. Excellent communication and presentation skills, both written and verbal
  6. Highly organized and self-motivated with the ability to manage multiple projects and shift priorities as needed
  7. Team-oriented with a demonstrated ability to build and maintain strong professional relationships


TRAVEL:

Overnight travel will be required on an as-needed basis, and is not expected to exceed 10%.


COMPENSATION:

Salary will be commensurate with experience.
