Job Description
SUMMARY:
MDH is seeking an Associate, Asset Management responsible for the oversight of a 5 million square foot portfolio of industrial assets across select markets in the East Region. The ideal candidate will have direct experience in industrial real estate, including leasing, and a strong understanding of asset management fundamentals. The candidate must be organized, flexible, and able to manage multiple projects in a fast-paced and collaborative environment. This Atlanta-based role works alongside four (4) members of the Asset Management team in Atlanta, and reports to the Senior Vice President – Asset Management.
This position is based in MDH’s Atlanta office and is an in-office role, Monday through Friday, from 8:30 a.m. to 5:30 p.m. While non-local candidates will be considered, relocation expenses will not be provided.
RESPONSIBILITIES:
Primary responsibilities include:
- Oversees the operations of an assigned portfolio of industrial assets
- Manage the leasing process, including underwriting, reviewing tenant credit and negotiating lease documents
- Proactively monitors market conditions within the assigned portfolio, staying current with the condition and marketability of vacancies and expiring units, as well as with the competitive set
- Assists in the management and execution of the annual property-level budget process, providing leasing assumptions and leasing plans, and reviews budgets submitted by third party property managers
- Assists with portfolio-level reporting, including reforecasts, reporting, annual business plans, and ad hoc requests
- Partners with Construction Management to execute on tenant improvements, make readies and capital projects
- Monitors aged receivables for the assigned portfolio, taking actions to collect past due balances
- Works alongside Accounting to review monthly property-level financials, as well as approves annual reconciliations
- Builds and maintains strong relationships with tenants, brokers, third party property managers and other external parties
- Proactively keeps senior management informed of leasing efforts and significant property developments
- Other duties and responsibilities as assigned
REQUIREMENTS:
- Minimum of four (4) years’ commercial real estate experience, direct experience with industrial asset management and/or leasing preferred
- Bachelor’s degree in real estate, finance, or a related field
- Strong foundation in real estate fundamentals and financial concepts
- Demonstrated financial analysis and budgeting skills, including Argus, Excel, Power BI and Yardi/MRI. Argus Enterprise certified a plus
- Excellent communication and presentation skills, both written and verbal
- Highly organized and self-motivated with the ability to manage multiple projects and shift priorities as needed
- Team-oriented with a demonstrated ability to build and maintain strong professional relationships
TRAVEL:
Overnight travel will be required on an as-needed basis, and is not expected to exceed 10%.
COMPENSATION:
Salary will be commensurate with experience.
