Pivotal's existing portfolio and active pipeline represent more than $1 billion of existing and planned investments across acquisitions, build-to-suit developments, repositioning opportunities, and sale-leaseback transactions. The existing portfolio includes the largest fusion energy campus in the United States, a former-nuclear plant turned data center/advanced manufacturing campus, as well as semiconductor, energy, defense, and critical mineral supply chain assets.
The Role
Pivotal is seeking a highly motivated Associate to join its investment team in New York. This role offers the opportunity to work directly alongside senior investment professionals across every stage of the investment lifecycle—from underwriting and due diligence through transaction execution, financing, and asset management.
The successful candidate will assume meaningful responsibility from day one while gaining broad exposure across acquisitions, development, capital markets, and portfolio management within a lean, entrepreneurial investment platform focused on shaping the future of advanced manufacturing real estate.
Primary Responsibilities:
- Build and maintain sophisticated financial models for acquisition and development opportunities
- Perform investment underwriting to evaluate project returns, financing structures, sensitivities, and investment scenarios
- Conduct market research and industry analysis to support investment decisions
- Prepare investment memoranda, presentations, and supporting materials for internal and external stakeholders
- Support all phases of due diligence, including financial, legal, technical, environmental, operational, and market review
- Assist with transaction execution, including purchase agreements, financing, closing activities, and coordination with counterparties
- Support debt financing processes, lender presentations, and capital markets initiatives
- Assist with development and redevelopment activities across the portfolio
- Coordinate with brokers, lenders, attorneys, consultants, engineers, and operating partners throughout the investment process
- Monitor portfolio performance, business plans, leasing activity, capital projects, and asset-level financial performance
- Help identify opportunities to leverage AI and emerging technologies to enhance investment research, underwriting, market intelligence, and team productivity
Qualifications
- Bachelor's degree in Finance, Real Estate, Economics, Business, Engineering, or a related field
- 2–8 years of experience in real estate private equity, real estate brokerage, investment banking, or a related role
- Experience underwriting industrial real estate is preferred. Exposure to advanced manufacturing, data centers, life sciences, or powered infrastructure is a plus
- Advanced proficiency in Microsoft Excel and PowerPoint
- Strong financial modeling, valuation, and analytical skills
- Excellent written, verbal, and presentation skills with exceptional attention to detail
- Strong organizational and project management skills with the ability to manage multiple workstreams in a fast-paced environment
- Self-motivated, intellectually curious, with sound judgment and a desire to assume meaningful responsibility in an entrepreneurial setting
- Demonstrates the highest standards of integrity, character, professionalism, and personal accountability
- Experience with Argus Enterprise is preferred
- Willingness to travel as needed
