Strategic Facility Partners (SFP) was founded to advance the missions and visions of public and private higher education institutions through the acquisition, development, funding, and operation of on-campus or affiliated student housing. SFP has approximately $300mm of assets under management, with a growing pipeline of projects across the United States.

When properly implemented, student housing is more than a physical facility; it is a strategic asset that supports recruitment, retention, and student development while providing institutions with an alternative revenue stream beyond tuition and state funding.

Through our unique ownership, financing, and operating structure, SFP partners with colleges and universities, developers, property managers, and owners to deliver high-quality housing through alternative financing models. Our projects are typically funded through tax-exempt bonds, and excess cash flow is returned to our institutional partners through scholarships, contributions to general funds, and reinvestment in campus residential facilities.

Position Summary

The Asset Manager is responsible for the operational and financial performance of SFP’s real estate portfolio, which includes student housing, parking, retail, and related assets for other higher education constituents.

This role works directly with the SFP Executive team and closely with both third-party property managers and our college/university partners. The core focus of this position is to develop and implement operational strategies, monitor performance, support capital planning, and ensure each property achieves its financial, physical, and mission-driven objectives.

Individuals in this role will have the opportunity to engage with some of the nations leading real estate companies, such as Asset Living, Cardinal Group, Coastal Ridge, Corvias, Gilbane, Greystar, Huntington, KeyBanc, Jeffries, and RBC.

Key Responsibilities

  1. Monitor property performance including occupancy, leasing trends, revenue, expenses, and net operating income
  2. Review monthly and quarterly reporting packages and deliver variance analysis and actionable recommendations
  3. Prepare monthly executive summaries for internal and external stakeholders
  4. Serve as the primary liaison with third-party property managers and colleges/universities to drive operational improvements and achieve annual business plans
  5. Review and provide input on annual operating and capital budgets
  6. Assess operational performance through a variety of proprietary tools and analyses
  7. Analyze property cash flow, reforecasts, and long-term financial projections
  8. Assist in developing and prioritizing capital improvement plans
  9. Monitor capital projects for scope, schedule, and budget adherence
  10. Apply AI practically to accelerate problem solving and technical analyses
  11. Support relationships with university partners and prepare reporting for stakeholders
  12. Ensure compliance with financing agreements, regulatory requirements, and nonprofit obligations
  13. Analyze market data, student demand trends, and competitive positioning
  14. Support due diligence, transaction structuring, and pre-development activities for new construction or acquisition opportunities
  15. Present clear and concise updates to a variety of stakeholders, including capital partners, operating partners, Board members, and the general public

Qualifications – Required

  1. Bachelor’s degree in Real Estate, Finance, Business, or a related field
  2. 3–6+ years of relevant experience
  3. Experience in student housing property management or operations
  4. Strong financial analysis and Excel skills
  5. Experience reviewing property-level financial statements and budgets
  6. Ability to manage multiple assets and priorities

Qualifications – Preferred

  1. Experience with higher education institutions and/or real estate affiliated with colleges and universities
  2. Experience working with third-party property managers
  3. Familiarity with real estate principles, municipal bond financing, compliance, and/or structured real estate partnerships

Location & Work Environment

  1. Based in Columbus, Ohio
  2. Hybrid work environment with flexibility for remote work
  3. Periodic travel to portfolio properties and partner campuses as needed
