Job Description
POSITION OVERVIEW
The Vice President of Facilities and Construction is an executive leader who oversees the strategic and day-to-day real property operations, team performance, and vendor relations. Responsibilities include managing and directing new school development, maintaining and renovating existing schools, and creating and managing school capital and maintenance budgets.
ESSENTIAL FUNCTIONS
- Manage and direct the new school development process including clearing title, negotiating easements and property declarations, plating of property, property closings due diligence, entitlement, design, permitting, bidding and construction.
- Manage and ensure the success of our online facilities and construction asset management tool (Site Zeus) to provide one source of truth for all real estate, property management and operational needs and to ensure that preventative maintenance and repairs are addressed in a timely fashion.
- Responsible for project management for replacement, renovation, expansion, code compliance, etc. for all existing NHA and Kinderberry Hill schools. Scope of responsibility includes design, permitting, budgeting, bidding and construction management.
- Create annual facility capital and maintenance plan and budget for New Horizon Academy and Kinderberry Hill locations, specifically outlining remodels, modifications, and preventative maintenance work to be accomplished.
- Manage the bidding, selection, contracting, and performance of subcontractors and vendors. Develop and negotiate partnerships with third-party contractors and service providers to deliver best-in-class service at competitive prices.
- Establish and manage engineer, architect, and general contractor relationships.
- Manage prototypes in each state.
- Attend and be prepared to present at all public hearings related to site plan, zoning or other approvals related to new and existing projects.
- Lead, coach, and manage the project management and facilities team by providing ongoing guidance, support, and professional development.
- Ensure good relationships are maintained with landlords, property managers, and vendors.
- Ensure that all properties are developed in compliance with state childcare licensing regulatory laws and NAEYC accreditation standards with an extreme focus on safety due to the nature of our business.
- Communicate department plan to leadership and manage the plan according to company growth and projections.
QUALIFICATIONS
- Bachelor of Science degree in engineering or related real estate field combined with at least 5 years of facility management and 5 years of commercial free standing, ground-up development experience.
- Proficient in computer applications (i.e. Excel, Word, Outlook, CAD, Revit and project management software)
- Superior knowledge of construction process, negotiations, vendor management and problem resolution
- Ability to manage multiple projects to completion
- Strong verbal, written and interpersonal communication skills
- Excellent problem-solving, time management, and organizational skills
- Excellent time management and organizational skills
- Must demonstrate the following qualities: leadership, professionalism, self-motivated, self-directed, reliable, dependable, possess good judgment, trustworthy, honest, and able to make sound judgments
- Must be able to pass the applicant background study required by the Department of Human Services and possess a valid driver’s license
- Must have the physical ability to navigate worksites
- Must be able to respond to urgent or crisis situations in a professional manner
- Must be willing to travel. (approximately 20%)
- Must live in or be willing to relocate to Minnesota
COMPENSATION and BENEFITS:
- Annual Salary range: $130,000 - $150,000 including quarterly bonus potential.
