Property Manager — Commercial Office Portfolio

We're a boutique, hands-on commercial real estate management company specializing in office properties in the Houston area. We're small enough that every team member's work is visible and valued, and growing steadily as we add properties. We care about doing right by our tenants, our vendors, and our team, and about running clean, well-organized buildings. Everything we do here is intentional — that's why details matter.

We're looking for a Property Manager to run day-to-day operations for our office portfolio, which currently includes properties in Inner Houston and Clear Lake.

This is a full-scope operating role: you'll own tenant relations, insurance, accounting/CAM, and risk management, and you'll manage the on-site team supporting the buildings as well as any off-site teammates (accounting, legal).

This role requires commercial office property management experience specifically. We're looking for someone who already understands office lease structures, tenant relationships, CAM reconciliations, and office building systems.

What You'll Own

Tenant Relations & Customer Service

  • Serve as the primary point of contact for tenants across the portfolio, handling everything from routine requests to complaints and lease issues
  • Maintain a consistently respectful, professional tone with tenants at all times — this is non-negotiable
  • Build real trust with tenants — as their advocate and partner within the building
  • Resolve issues proactively rather than waiting for escalation
  • Monitor and enforce lease agreements, ensuring compliance while maintaining positive tenant relationships

Insurance & Risk Management

  • Manage Certificates of Insurance (COI) compliance across all tenants and vendors
  • Understand policy structures well enough to catch gaps, flag renewals, and evaluate coverage
  • Develop and apply risk management practices to identify and mitigate property and liability risk across the portfolio

Accounting & Financial Operations

  • Manage CAM reconciliations start to finish, including tenant disputes
  • Prepare and manage property budgets, track expenses, and help ensure financial targets are met
  • Review and verify accounting outputs for accuracy before anything goes final

Operations & On-Site Team Management

  • Manage the on-site engineer and vendor relationships (elevator, HVAC, roofing, pest control, general maintenance)
  • Oversee vendor selection, contract negotiation, and timely completion of maintenance and repair work
  • Manage permitting, inspections, and code compliance issues as they arise
  • Conduct regular property inspections and coordinate preventive maintenance, renovations, and tenant build-outs
  • Run point on capital projects and building system issues

AI-Assisted Workflow

  • This role works alongside AI tools for parts of the administrative and analytical workload
  • Must be open to learning and using AI tools as part of daily workflow
  • Critical: must be detail-oriented enough to double-check AI-generated outputs (insurance analysis, accounting, correspondence, etc.) before relying on them — this is a core part of the job, not a side task

  • Detail-oriented. You catch the small thing before it becomes the big thing — especially when reviewing numbers or AI-generated work.
  • Comfortable with technology. Strong Word and Excel skills required; genuine openness to learning and working with AI tools.
  • Professional and respectful under pressure. Tenant relationships are a priority, even in difficult conversations.

Requirements

  • 3+ years of commercial office property management experience, or 5+ years in commercial property management more broadly with strong exposure to office (we're most interested in someone with enough depth to understand and get ahead of major risks — not just checking a years-of-experience box)
  • Working knowledge of insurance/COI management and risk mitigation
  • Experience with CAM reconciliations, budgeting, and property-level accounting
  • Strong Microsoft Word and Excel proficiency. Yardi proficiency preferred.
  • Able to reliably work in/commute to the Houston area, across both Clear Lake and inner Houston
  • CPM, RPA, real estate license, or related credentials a plus but not required
