Annual Base Salary: $100,000–$120,000 plus travel reimbursements, depending on experience,
About the Role
Our company is seeking an experienced, hands-on Senior Property Manager to manage residential and mixed-use properties across Manhattan, Downtown Brooklyn, and West Queens.
Initially, you will take direct responsibility for an assigned portfolio, learning our buildings, team, and standard operating procedures. As you demonstrate success and become established in the role, your responsibilities will expand to supervising other property managers and overseeing company-wide operational quality, consistency, and accountability.
The ideal candidate combines strong NYC property management experience with practical knowledge of building systems, maintenance, and construction. You should be comfortable inspecting properties in the field, identifying issues before they escalate, directing staff and vendors, and ensuring that work is completed properly. We are looking for someone who can improve our operations while maintaining and enforcing established company standards.
Key Responsibilities
Direct Portfolio Management
- Own the day-to-day operations, condition, and performance of an assigned portfolio.
- Manage maintenance requests, apartment turnovers, repairs, and capital projects from identification through completion.
- Conduct regular and unannounced site inspections to evaluate building conditions, cleanliness, safety, staff performance, and completed work.
- Direct and support superintendents and porters, establishing clear priorities and following up on execution.
- Resolve tenant concerns promptly and professionally, including complex or escalated issues.
- Evaluate repair needs and scopes of work, obtain and compare vendor proposals, and monitor workmanship, costs, and schedules.
- Coordinate the use of in-house staff and outside contractors in accordance with company procedures.
- Track violations, required inspections, filings, and corrective work involving DOB, HPD, DEP, and other applicable NYC agencies.
- Monitor operating expenses, review invoices, and oversee building supplies and inventory.
- Maintain accurate records, inspection findings, project updates, and documentation of completed work.
Team Leadership and Company-Wide Quality Control
- As the role expands, supervise and coach other property managers, setting clear expectations and holding them accountable for results.
- Conduct inspections across the broader portfolio to verify property conditions and compliance with company standards.
- Review outstanding maintenance requests, turnovers, violations, and projects to identify delays and ensure timely resolution.
- Enforce consistent operating procedures, documentation practices, vendor standards, and follow-through across the team.
- Identify recurring problems and recommend practical improvements to workflows, staffing, and building operations.
- Provide ownership and senior management with clear reporting on portfolio conditions, unresolved issues, and priorities.
Qualifications
- Ten or more years of residential property management experience preferred, with substantial experience managing NYC multifamily buildings.
- Demonstrated ability to independently manage multiple properties and take responsibility for their condition and operations.
- Strong working knowledge of building systems, including plumbing, electrical, heating, elevators, roofing, and waterproofing.
- Practical experience overseeing repairs, apartment renovations, and construction projects, including evaluating scopes and workmanship.
- Working knowledge of NYC building compliance, applicable Local Laws, agency requirements, and violation resolution.
- Experience supervising property managers, building staff, or maintenance teams strongly preferred.
- Strong leadership, organizational, communication, and problem-solving skills.
- Ability to prioritize competing demands, respond effectively to emergencies, and follow issues through to completion.
- Proficiency in Microsoft Excel, Outlook, and Word; experience with property management and work-order software preferred.
- Willingness to travel regularly among properties in Manhattan, Downtown Brooklyn, and West Queens.
