Job Description

Position Overview

Mercatus Partners is seeking an analytical, organized, and proactive Director of Asset Management to help oversee a diversified portfolio of industrial and multifamily assets. The role involves hands-on performance monitoring, financial analysis, partner coordination, and reporting, with exposure to investments from acquisition through disposition.

The Director of Asset Management reports to the Managing Director and will help execute asset-level business plans designed to optimize operating performance, manage risk, and maximize investor returns. This is as much a build role as an execution role: we're looking for someone who will use AI tools to increase the efficiency of our reporting processes, particularly in investor reporting and asset performance analysis.

Key Responsibilities

  • Oversee execution of asset-level business plans in coordination with joint venture partners, property managers, consultants, lenders, and other service providers.
  • Analyze monthly and quarterly operating results, financial statements, budgets, forecasts, and leasing activity against underwriting and business plans.
  • Identify opportunities to improve revenue, operating expenses, capital expenditures, cash flow, and overall investment returns.
  • Maintain and update asset-level financial models, cash flow projections, valuation analyses, and performance forecasts.
  • Prepare quarterly and semi-annual reporting for our family office and high-net-worth investors.
  • Evaluate major leases, renewals, and capital projects for their impact on cash flow, valuation, and investment objectives.
  • Monitor property-level debt obligations, loan covenants, maturities, and refinancing opportunities; analyze alternative financing scenarios.
  • Support acquisitions and dispositions, including underwriting review, due diligence, third-party reports, transaction documentation, and closing.
  • Research local market fundamentals, comparable properties, competitive positioning, and trends affecting investment performance.
  • Improve internal reporting processes, portfolio data quality, and asset management procedures.
  • Build out asset management capabilities using AI tools and agents — automating recurring analysis, streamlining investor reporting, and strengthening asset performance evaluation — and help establish the workflows and standards for how the team uses them.
  • Maintain and review accuracy controls over AI-assisted work, ensuring that figures, analysis, and language reaching investors are independently verified against source data before they go out.

Qualifications

  • 3–5 years of relevant experience in real estate asset management, acquisitions, investment analysis, property operations, or a related field; industrial and/or multifamily experience preferred.
  • Demonstrated ability to use AI tools and agents in a professional setting, with the judgment to apply them where they add value, verify what they produce, and recognize where human review is non-negotiable.
  • Strong analytical and financial modeling skills, including advanced proficiency with Microsoft Excel; proficiency with PowerPoint.
  • Ability to interpret property operating statements, budgets, cash flow projections, and investment return metrics.
  • Familiarity with LoanBoss or similar debt management and loan monitoring platforms is a plus.
  • Excellent written and verbal communication skills, with the ability to present financial information clearly.
  • Strong judgment, problem-solving ability, attention to detail, and ownership of assigned work.
  • Ability to manage competing priorities, work independently, and collaborate effectively.
  • Bachelor's degree in finance, real estate, accounting, economics, business, or a related field preferred.

Why Mercatus

We're a small, agile team, and that shapes the job. You won't be siloed into a narrow function—through your role in asset management, you’ll touch investor relations, acquisitions, and fund operations.

  • Flexible work schedule, with 2–3 days per week in the office.
  • Direct access to senior leadership and meaningful responsibility early in the role.
  • Broad exposure across industrial, multifamily, and Qualified Opportunity Zone strategies.
  • Latitude to build new processes with AI tooling rather than inherit legacy systems.
  • Competitive salary, performance-based bonus, and benefits.
  • A collegial, low-bureaucracy environment.
