Purpose

This position is responsible for the creative workflow process under the general supervision of the Sr. Director of Construction, this position is responsible for directing, managing, supervising and coordinating the work activities of Architectural firms to meet the requirements as described in the Architect’s statement of work, specific plans and specifications or contracts. Additional responsibilities include management of store design prototype plans and specifications. Position will also manage due diligence process as well as third party site development coordination partners with support from Real Estate and Construction.

Minimum Eligibility Requirements

• Bachelor’s degree in Architecture preferred.
• Proficiency in design CAD software.
• Project or Team Management experience required.
• Strong computer skills including Microsoft Office Suite.
• Must be detail-oriented and highly organized.
• Ability to multi-task, meet deadlines, and work in a fast-paced environment.
• Must pass pre-employment background check including Motor Vehicle Report (MVR).
• Must maintain a valid driver’s license.
• Must pass pre-employment background check.

Essential Functions

ARCHITECT AND CONSULTANT RESPONSIBILITIES

• Manage Relationships with Architectural Firms and Consultants.
  • All RFPs for consultants associated with new construction process.
  • Maintenance of all contractual agreements, insurance requirements for all Architectural firms and Consultants.
• Licenses
  • Architectural license preferred.
  • Continue CEU credits to maintain certification and licenses annually.
• Manage Peer Review Process.
  • Primary lead on LL Plan review.
  • Plans will be reviewed to ensure compliance with Prototype and the design intent.
  • Manage any outside consultants used as part of this review.
• Manage the Prototype and Specification Manual.
  • Review and maintain the prototype to the company standards.
  • Manage prototype version control with new leases generation.
  • Maintain a narrative for changes between each prototype.
  • Manage prototype update process.
  • Work with consultants to develop standards and specifications.

PROJECT RESPONSIBILITIES

• Periodically perform Project Management role as required to support the department’s ongoing needs.
• Manage Site Development and entitlement Process
  • Manage third party vendors that perform site development coordination and entitlement for F&D new store program.
  • Attend Local Jurisdiction meetings and perform all coordinate all other work with third party vendors as required to achieve fully entitled project including signage.
  • Develop initial construction and entitlement budgets for new store projects using historical data tools supplied by consultants.
• Manage Site Investigation Report (SIR)/City Planning Meetings
  • Support coordination of site visit for Building Assessment Review (BAR) and City Planning Departments with all disciplines and F&D Consultants and ensure we have the correct professionals onsite.
  • Manage along with the CPM the documentation of the existing conditions.
  • Review and document all site conditions for access restrictions that may impact F&D operations.
  • Ensure that all documentation is updated in PMates.
  • Review all reports resulting from the site visit and consolidate into a formal report for distribution.
  • Perform any initial code and zoning reviews based on consultant’s pre-feasibility study prior to the BAR/City Planning meetings.
• Construction Drawings
  • Develop base plans for the store planning group.
  • Liaison with Store Planning and the architect to ensure all prototype components are incorporated in the Construction and Fixture plans
  • Redline changes to plans to communicate design intent both to external and internal parties.
  • Coordinate changes to the base plans for architectural and engineering to provide guidance to Store Planning

Working Conditions (travel, hours, environment)

• This position is salaried, knowing it may include hours which exceed eight hours in a day or forty hours in a week

• While performing the duties of this job, the employee is frequently exposed to a construction site environment and moving vehicles.  The noise level in the work environment is typically moderate to noisy.

Physical/Sensory Requirements

Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects.  Sedentary work involves sitting most of the time but may involve walking or standing for brief periods of time.

Store Support Center Associates

Provide leadership and support training on all Safety programs, processes and procedures, insuring that every associate is properly trained for their position. 

Follow established Safety procedures in all aspects of work assignments applicable to the position.  Each associate is responsible for Safety at the Store Support Center and when visiting other company work locations.  All Safety concerns must be brought to the attention of the management of a location and/or the Store Support Center Safety Department immediately.
