Summary

This position will report to Haven’s Executive Chairman and will provide support for fundraising and deal level analysis.  The role includes financial analyses, investor presentations, and other items as necessary to continue to raise capital to grow the firm.  Responsibilities include creating presentations for investors and responding to investor inquiries; financial modeling and due diligence for new acquisition opportunities; loan sourcing and applications; and additional special projects and analyses for decision-making processes related to asset-level and corporate level decisions.


Primary Duties and Responsibilities Include

Acquisitions and Asset Management Duties:

  • Create financial models for review by acquisitions and asset management teams including pro formas, sensitivity analysis, waterfall structures, and other scenario analysis 

  • Research assumptions for pro formas, create cost budgets, and provide recommendations based upon research and analytical results

  • Correspond with brokers, consultants, and other market participants to research assumptions and as otherwise necessary for operations

  • Complete market research to identify market trends, economic conditions, key demographics, and competitor performance / metrics

  • Conduct and organize due diligence process for acquisitions, correspond with vendors and review reports.  Present key findings and risks uncovered in due diligence to management

  • Review and analyze actual vs. projected budgets to identify operating cost overruns, areas for improvement of efficiency or revenue increase, and capital items that vary from budget

  • Support reporting activities including annual and quarterly budgets

  • Work with management to provide materials as needed to potential lenders

  • Maintain and track project schedules, timelines, and milestones  

  • Research other acquisition and asset management topics as needed and provide reports to management


Investor Relations Duties:

  • Produce high quality presentations and investment memos for potential investors including market analysis, business plans, financial projections, and other pertinent information

  • Respond to investor inquiries related to property performance, corporate level questions, and other items as necessary 

  • Create and organize distribution of investor / potential investor newsletters and correspondence

  • Actively manage the production of equity from the firm’s existing relationships, and develop new ones

  • Create and maintain a database of existing and potential investors

  • Standardize and complete reporting packages for investors


Competencies

  • Strong understanding of fundamentals of modeling including waterfalls and promote structures

  • Ability to create institutional quality presentations for investors, lenders, and others

  • Self-starter mentality and drive to solve problems without significant instruction from management

  • Strong written and verbal communication skills

  • Strong work ethic, integrity, ability to meet deadlines, and sense of urgency

  • Comfort with managing multiple priorities in an unstructured environment and correctly prioritize tasks

  • Creative approach to problem solving


Candidate Background

  • College degree, preferred business, economics, real estate, or finance focus

  • Advanced Excel skills required

  • 3 years real estate experience minimum, preferably working in real estate investment banking, real estate private equity, or real estate development.  Our ideal candidate has worked both in investment banking as well as in a middle-sized real estate private equity fund, and are familiar with both asset-level evaluations as well as corporate finance of a scaling company amassing many assets
