Summary of Position Requirements:
The primary responsibility of this position is to provide capital markets, financing and transaction management expertise throughout the Tavros portfolio.
Primary Duties and Responsibilities:
- Manage project financings (i.e. acquisition financing, bridge financing, construction financing, permanent financings) top to bottom throughout asset lifecycles
- Prepare applications for project funding, including pre-development, construction and permanent financing, and coordinate with external advisers (legal, accounting, environmental etc.) as necessary
- Order, track, review and maintain all relevant third-party reports
- Request, retrieve, and track all elements of relevant lender due diligence
- Manage closings and assure timely completion of all steps required for a successful transaction
- Work closely with counsel to prepare and review all necessary loan documents
- Responsible for negotiating the business terms of financings
- Oversee and manage firm’s lender relationships and requests
- Responsible for reviewing, and negotiating the business points of property level agreements (i.e. property management, leasing and sales agent agreements, condo offering plans etc.)
- Prepare investment memorandums and term sheets
- Act as lead in the coordination of the junior team to successfully complete specified project-related items (appraisals, comp studies, etc.)
- Assist with financial analysis of properties for acquisition and redevelopment including income, operating expenses, development budget, sources, and pro-forma
Education and Experience Requirements:
- BA/BS degree
- 3 years of experience in real estate
- Focus in capital markets
- Advanced PC skills: particularly in Microsoft Excel, Word, and Powerpoint
- Experience directing and closing sophisticated real estate transactions and financings
- Experience negotiating loan documents, ancillary agreements, property level agreements, and leases
