POSITION SUMMARY
Newcastle Analysts gain experience in all aspects of real estate investment, development and operations over a curated, two-year rotation through the key operating divisions of this vertically integrated real estate investment and operating company.
The successful candidate will work as part of a collaborative team to analyze investment opportunities, evaluate and report on asset and project performance, perform market analyses, support capital-raising and relationship management activities with the firm’s debt and equity partners, and study and execute firm-wide strategic initiatives.
DUTIES AND RESPONSIBILITIES

- Analyze acquisition and development opportunities. Support the firm’s growth by assessing opportunities and risks of new investments and developments. Prepare financial models (Excel, Argus), analyze investment returns (DCF, NPV, IRR), model project capitalization, and perform sensitivity analyses. Write memoranda supporting investment decisions based on financial, market and project analysis.
- Evaluate and report on asset and portfolio performance. Support the firm’s growth by maximizing the value of existing portfolio. Work with senior asset management and operations managers to manage a portfolio of assets and benchmark performance. Analyze financial and operating trends, perform ad hoc analyses, and assess capital investment decisions. Identify and evaluate opportunities for value-add renovation opportunities within the portfolio.
- Perform market analyses. Track and analyze economic, demographic, and real estate market data to identify trends and draw supportable conclusions about markets that guide investment decisions.
- Support capital-raising and relationship management activities with debt and equity partners. Assist the CFO in preparing loan request packages and soliciting debt proposals from a wide array of lenders. Close construction and permanent loans, monitor loan covenants, forecast ongoing loan compliance and communicate as appropriate with lenders. Perform analyses to support ongoing communication and reporting to equity partners.
- Study and execute firm-wide strategic initiatives. Assist the CEO and Managing Directors with a variety of projects and assignments designed to exploit opportunities or overcome challenges on new investments, existing assets, and broad programmatic initiatives.
QUALIFICATIONS
- Two or more years of experience with real estate financial modeling and analysis.
- Strong analytical orientation with solid research, analytical, and problem-solving skills.
- Ability to construct and interpret complex financial models using discounted cash flows.
- Advanced Excel skills. Familiarity with Argus. Proficiency in Microsoft Office Suite (PowerPoint, Word, Outlook).
- Familiarity with real estate construction and permanent debt, and equity partnerships.
- Ability to understand and abstract legal documents, such as leases and purchase and sale agreements.
- Experience compiling economic, demographic and real estate market data and interpreting it for use in investment and strategic decision-making.
- A self-starter and team player with a positive attitude, strong work ethic, and attention to detail.
- Desire and ability to develop relationships through networking and industry events.
- A highly motivated team player eager to work in a collaborative environment focused on delivering outstanding results for capital partners.
- Top academic performer with a BS/BA in finance, accounting, real estate, business, or related field.
