Under the guidance and support of the Regional Director of Property Management, the Senior Commercial Property Manager is responsible for management of a portfolio of industrial buildings. The successful candidate will be a driven self-starter, passionate about providing best-in-class customer service.
This position must have the ability to communicate effectively, read and interpret commercial leases, be adept at financial analysis including budgeting, forecasting and monthly variance reporting, identify capital projects, manage project buildouts and be organized and meticulous in lease administration.
Job Responsibilities
- Demonstrate and maintain Outstanding Customer Service in all areas of responsibilities
- Provide support, oversight and encourage career growth and development for Property Managers and/or Assistant Property Managers, Facility Maintenance Technicians and other administration personnel on the local team
- Provide prompt and positive response to requests from tenant, constantly assessing tenant needs and assuring problems are being solved promptly to the mutual benefit of the tenant and properties, including preparing, dispatching and tracking tenant work orders
- Review set up of new/amended leases in YARDI; resolve questions regarding lease interpretation
- Enforce lease provisions and tenant conduct in relation to same including tenant insurance and tenant responsibility provisions
- Negotiate, contract for and supervise vendor services as required, monitor vendor performance assuring full compliance with company standards and insurance requirements are met
- Prepare and deliver timely, accurate and complete reports
- Develop annual budgets for operating and capital expenses and prepare monthly performance reports, explaining variances
- Oversee the accounting process which may include, but is not limited to, coordinating with third party accounting firm and regional accounting managers, coding invoices, reviewing accounts receivable reports and independently initiate procedures to address tenant delinquencies
- Perform consistent periodic property inspections
- Coordinate tenant move-ins and move-outs, and "walks-through" spaces with tenants
- Coordinate and oversee make-ready’s and tenant improvement work to ensure all alterations are performed in accordance with building standards and completion is on-time and within budget
- Other duties as assigned including special projects as requested by management
Qualifications, Skills & Attributes
• Minimum 6 years working in commercial property management
• Proficiency in Excel as well as real estate specific software preferred (Yardi Elevate/Voyager, Argus, VTS)
• Ability to negotiate leases, read and interpret legal documents, and perform financial analysis
• Strong organizational skills with the ability to prioritize and manage responsibilities across multiple properties
• Excellent interpersonal skills to work successfully with personnel on all levels within the organization as well as connect successfully with professionals outside the organization
• Ability to manage multiple projects simultaneously through self-motivation, high energy, flexibility and excellent organizational skills
• Proactive, always looking to improve efficiencies and quality
