BLT owns and manages a commercial office portfolio consisting of 20 properties and over 4 million square feet in Stamford and Norwalk.
BLT is the largest commercial landlord in Stamford and Norwalk, CT and has invested in, developed, owned and managed more than 25 million square feet of commercial, hotel and residential properties across 26 states.
Our tenants include Henkel, Deloitte, Diageo, GE Capital, Marriott, FactSet, Sema4, Bridgewater Associates, Charter Communications and Tudor Investment Management Co. to name a few.
Commercial Property Manager
We are looking for a highly experienced commercial property manager to join our team in Stamford, CT.
Qualifications
- Bachelor's Degree
- 7+ years experience in commercial property management
- Experience in managing building with large corporate tenants
- Experience in management of larger buildings in New York City or comparable market a plus
- Strong communication skills
- Prior experience preparing and managing operating budgets
- Strong sense of urgency and ability to meet deadline is a must
- Knowledge of federal, state and local laws in real estate management
- Experience in Microsoft Office
- Timberline experience is a plus
Responsibilities
Daily management of all activities at the buildings
Maintain Class A standards of excellence in appearance and operations
Provide tenants with high level of services consistent with lease requirements and expectations
Coordinate all activities of building staff and service providers including engineers, security guards, porters, cleaners, landscaping, snow removal, etc.
Manage all bids for services and provide analysis and recommendations for contract awards
Prepare RFPs for all capital projects; level all bids; provide recommendations for award of contracts; and manage projects to timely completion within budget
Coordinate with BLT construction team on any landlord construction work in the buildings
Manage tenant contractors performing tenant build out work to ensure compliance with building rules
Communicate with all tenants regularly to make sure all standards are being met
Provide daily updates as necessary to Director of Property Management and attend weekly Property Management team meeting to review property activities and priorities
Prepare annual operating budget for approval by ownership and manage all expenses to meet budget
Analyze all operating costs to identify opportunities for improvements in efficiency and resulting cost savings
Review monthly operating reports with Property Accounting team and prepare variance explanations and re-forecasts of expenses for monthly reporting package to ownership
