We are currently looking to hire an experienced Real Estate Acquisitions Associate to join our team at our Corporate Headquarters in Newtown Square, PA. The position is responsible for assisting the Investment Team with the underwriting and due diligence for acquisitions of student housing, conventional multifamily, and other asset classes.
Responsibilities include but are not limited to:
- Financial Analysis: Screen potential large scale purchasing investments; analyze and underwrite investment opportunities for acquisitions, financing and disposition; prepare detailed cash flow and return projections; complete market research to identify potential risks and validate underwriting assumptions
- Due Diligence: Leadership role in due diligence for acquisitions including a comprehensive review of leases, property agreements, budgets and operating statements; visit target properties and markets; interface with legal and accounting teams to facilitate financings for acquisitions
- Market Research: Analyze data on U.S. economic forecasts and real estate trends and keep current on market conditions and underwriting developments
- Investment Presentations: Prepare investment materials and documents for the investment committee, equity partners, and legal compliance
- Asset Management: Collaborate regularly with the Asset Management team on business plans and portfolio updates
- Other related duties as assigned
Successful candidates have the following skills and qualifications:
- Minimum of a Bachelor’s Degree in real estate, finance, accounting, or economics
- 3 years of professional analytical and modeling experience (student housing and or multifamily experience preferred)
- Strong business acumen regarding financial concepts, such as valuation, structuring, and waterfalls
- Expertise in real estate fundamentals across several asset classes
- Must possess strong analytical skills and demonstrate an aptitude for analytical reasoning
- Strong written and verbal communication skills
- Understanding of how to collect, analyze and communicate real estate and market data
- Exceptional problem-solving skills
- Self-motivated for a fast-paced working environment
- Proficient in Microsoft Office Suite
- Advanced Excel skills
