Description
The Senior Property Manager will be responsible for a portfolio of on and off-campus MOB properties in the greater Birmingham market. The portfolio includes buildings that are owned through a joint venture and the ideal candidate will have a proven track record as a 3rd party manager of client-owned real estate. We are looking for a professional who understands healthcare real estate and has a demonstrated ability to lead through influence and navigate relationships with key members of healthcare systems.
What You'll Do:
- Develop and cultivate relationships with our healthcare and business partners
- Maximize NOI and asset value by developing and managing operations against property level budget
- Review property cash flows and overall property operations – analyze, report and manage monthly expense variances
- Regularly review receivable reports, follow up on delinquent payments and recommend legal action when necessary
- Supervise 3rd party maintenance personnel
- Address tenant concerns swiftly, professionally and with a focus on economic impact
- Provide recommendations for 5-year capital plan.
- Project Management for building and tenant improvements
- Vendor management
- Responsible for operational compliance (i.e. vendor contract reviews, insurance certificate compliance, tenant contact audit, etc.)
- Performs other duties as assigned by Regional Asset Manager
- Ability to travel – 50%
What You'll Need:
- Bachelor's Degree in Marketing, Business, Real Estate, Finance, and/or Accounting
- A professional designation from BOMA, IREM, or CCIM preferred.
- Minimum of 5-7 years of experience in commercial real estate property management.
- Experience in healthcare property management strongly preferred
