GEM Realty Capital, Inc. (“GEM”) is seeking a Portfolio Management & Valuation Analyst to support its private equity real estate funds.

Requirements

 

  • Ability to perform quantitative and qualitative analysis of real estate investments.
  • Experience in cash flow modeling using Excel and demonstrated understanding of financial concepts including IRR and NPV.
  • Competency in Argus.
  • Ability to effectively manage processes and communicate across multiple departments.
  • Must be willing to live and work in Chicago, IL (though position may be remote for initial months).
  • Bachelor’s degree in real estate, finance, accounting, or related field from a four-year college or university.
  • Minimum two years relevant real estate, finance, valuation, or accounting experience.

 

Key Responsibilities

 

  • Coordinate with Asset Management, Financial Reporting, and Senior Management teams to prepare quarterly valuations and performance analyses for GEM Realty Properties’ portfolio.
  • Maintain financial models for each of GEM Realty Properties’ funds and investments, including historical and projected cash flows, to be used for valuations and performance analyses.
  • Prepare fund-level liquidity analyses to determine investor capital calls, distributions, and dividends for Senior Management.
  • Provide analytical support to Asset Management to assist with strategic investment decisions within the portfolio, including refinancing and disposition analyses.
  • Track and analyze investment and fund performance and serve as the primary resource for all historical and prospective fund information.
  • Provide quantitative support to Business Development for ad hoc investor requests and during fundraising/investor due diligence periods.
  • Continually improve financial models and processes to increase efficiencies and streamline the accessibility of portfolio information.
